24' long by 8' ft wide Tiny House Shell on Wheels. Very solid build.

Built on a brand new 2023 trailer from Heartland Trailers based out of Missouri.

2-axles with 7000 pound capacity each.

Built with 50 amp rated, RV electrical connection to the main panel. From the Main Panel to the rest of the home, it is wired for up to 100 amp service. You could easily convert to 100 amp service, with the appropriate Service Entry Wire upgrade. And switching out the Main Power, double-50 amp circuit, for a double-100 amp circuit breaker.

The nice thing for you, is that you have options for pretty much everything. You could run the whole thing off electric, or you can easily add gas or propane connections to have any combination of gas vs electric appliances you wish. (would need to install the appropriate venting for any gas appliance install)

We’ve spec’d out a few different options for finishing this, and determined that depending on your tastes and preferences, and whether or not you’re able to complete the work yourself, it could be done for between $5k and $15K.

Which would mean, you could end up with a brand new built 24 foot tiny house for around $30k-$45k, all in.

If you do your research, you will find that brand new tiny houses at this size will often sell for between $55k-$90k, most of them on the higher end of that.
