As a telecommuting professional and musician on the move, I'm a bit more on the go than even this home can be. There is a lot of good stuff in this build, though! It was based off a 20' scale-down of the famous hOMe design, built with flexibility for both off-grid and on-grid living in mind. The wiring and optional add-ons will get you well on the way to a four-season off-grid cabin life. It's also been built to meet code for a fixed-foundation on-grid structure should that be your application.

Dimensions are: 20x8x10, 224 square feet including the loft.

 

* The electric wiring has been done in a code-compliant fashion and already inspected with the walls open by a certified electrician. There are two inputs - an external connection for grid electricity, and 15 amp and 30 amp inputs. You can be on-grid, off-grid, or both.

* There are two propane-fueled tankless water heaters installed; one provides hot water to the kitchen and bathroom, the other drives a closed-loop antifreeze-installed radiant floor heat system.

* The radiant floor heat system is super-efficient, tripped by an air thermostat which allows ignition of the tankless propane heater. You simply need to finish the floor insulation to have a quiet, super-efficient, very comfortable system. Why radiant floor heat? Because you make solid contact with the floor, and heat rises; studies show equivalent comfort when setting the air temperature five degrees cooler for a radiant floor heat system versus forced air.

* There is a hookup for a propane-fired cooktop in the kitchen (included). This means that electricity is not used for heating anywhere in this house and you could likely go completely off-grid with an affordable cabin-sized solar panel installation.

Cabinetry not yet installed, we see it as an opportunity for you to tailor the interior to your needs, a vital part of tiny house living. My carpenter has the tiny house at his house and he would be perfect for you to hire to build your own custom cabinetry!

If you don't need the radiant floor heating, want my additional equipment for an off-grid solar/wind installation, or don't want the appliances not yet installed, the cost can be adjusted for adding or removing those things.
