One of the tiny homes is 480 sq. feet with 1 bedroom and 1 bathroom and living room and kitchen with a small eating area . House bathroom has woven bamboo wall panels and framed bamboo window, large 3x4 shower, hammered vessel sink with teak countertop and tropical engraved pattern tile backsplash trimmed in mahogany and a household flushing toilet. Living room is 144 sq. feet of space with a sliding glass door that opens to a 12x16 foot deck. 3 large windows and the slider let in lots of light and catch the cooling trade winds and overlooks the irrigated orchard and has peekaboo views of the ocean and the beautiful Waiohinu hills at the back . The living room walls are both painted and birch walls with shelving. There is a hallway going from the kitchen to the bathroom that has a 5'x16inchx8 foot tall pantry/storage area. The 13x12 kitchen is U shaped with lower base cabinets and teak countertops and a 24x48 long counter/bar for lots of prep space. Brand new propane 4 burner stovetop ( no oven ) and large ceramic farmhouse sink with matt black faucet that compliments the Spanish tile wrapped in mahogany backsplash behind both the sink and stovetop. More cabinets faced with the same bamboo panels ( as on the bathroom walls) on the opposite kitchen wall adds more storage options . Kitchen has a 10 cubic foot refrigerator. All appliances are new. The 9x12 bedroom has two windows on opposite walls for airflow and plenty of light without direct sun entering the room to add additional heat. It has shelving and a large closet. The 8x8 front porch has steps on either side and overlooks the front part of the property.
The other tiny house is a Roberts Hawaii tour bus that has been turned into a home. It's 35 feet long and 8 feet wide with a 22 x 12 foot covered lanai ( deck ) that has views of both the ocean and the hills. The inside dimensions of the bus tiny home is 240 square feet.
There's a living area, a kitchen with a deep single basin sink with granite countertops and a two burner propane stovetop. Plenty of storage underneath the counters as well as the two 4 foot long shelves. There is a 4 cubic foot refrigerator. In the middle is the bathroom with a 36x36 shower, a sink with vanity, a flushing toilet and a vintage bamboo and mahogany wardrobe. Walls and floors are birch. Down the hallway is the 7.5 x 9 foot bedroom with a queen size bed and a 45 widex24 deep x70 tall Tommy Bahama wardrobe. There's also some shelves and cubbies. The bedroom is carpeted. The bus tiny has large 3x5 windows for an abundance of light and to catch the before mentioned trade wind breezes . Both dwellings have cesspools and are run on solar and have propane for cooking and their individual on demand hot water heaters.
The upper terrace where the tiny homes are is level with the orchard is on a gentle slope. The entire property has county water! This is like having gold on your land in these parts of the island. Most areas outside of the proper town limits all have rain water catchment on the property as it too costly and difficult to install the infrastructure for water throughout the island. This is a tremendous bonus that adds value to this agricultural property.
There are some unfinished aspects that need to be done on the house itself. I'm still trying to finish painting the walls inside and the floors are painted - there isn't any flooring installed and the deck isn't completely done ( it needs 8 more 2x6x12 foot boards screwed onto the joists as well as stairs if you want them ) and there's a roof cap to be installed as well as a whole house water filter. I have all the materials except for the deck boards. There is also a 64 square foot (8x8x8 foot tall ) storage shed next to the little house and 100 square feet of storage in back of the bus with an additional 144 square feet underneath the bus in the luggage bays. Live in the bus tiny while completing the house which is completely livable as it is - or rent out one of these as income property!
The whole property has Paniolo rock walls and welded wire cattle fencing and a gate with a remote control and key pad at the entrance and before the exit for privacy and security.
All trees and shrubs have been planted by myself with the exception of a few that someone else did when this was first established. The orchard consists of citrus ( tangerine, tangelos, caracara orange, navel orange, ruby grapefruit , Meyer and Hawaiian lemon, ) and Kaffir lime. There's 4 varieties of avocado trees ( Sharwill, Haas, Kahalu'u and Linda ) mango ( Julie and Golden Glow ) - star fruit and two varieties of olives ( Kalamata and Manzanilla) There's several types of palms, Jacaranda, Plumeria, Surinam cherry, Ylang-ylang and so many more!
All this in the safe volcanic Zone 6 area of the island!
This two acres is a 2/8 interest. This means that I own outright with a state registered title for two acres of an eight acre parcel. The title is the same as a deed in the state and is recognized as such except that you don't have a piece of paper that is given to a buyer at the closing of escrow. You receive a title showing your interest in ownership of the property and everything on or in the property. The whole property was condominiumized many years ago and isn't done in Hawaii anymore. The whole property is 20 acres - 12 belong to one couple ( they have a completely different TMK( tax map key property number) and the 6 cleared but unimproved acres below me are owned by a person who's only here 5-6 months of the year. He and I have the 8 acres together and share a TMK but have separate tax bills sent to us annually. The small island towns of Waiohinu and Naalehu are in the Kau district of the Big Island, just past South Point and Green Sands beach. Both are reminiscent of old Hawaii while still having the amenities needed such as, a post office, bank, restaurants, hardware store, local medical clinic and dentist , churches, park, weekly farmers market, community center etc... as well as the world famous Punalu'u bakery , and Whittington Beach Park and Punalu'u black sands beach a few minutes away.
After living here almost 27 years it time for a new chapter of my life. I have ongoing health issues and want to be close to family and although I have enjoyed and thrived here during the process of creating my home here, it's much too hard for me to do by myself any longer and so, I am selling this beautiful and abundant farm with both tiny homes - hopefully to a person or people ( who are younger and stronger ) and who will appreciate the work that's been done thrive here as I have.
