32 foot tiny house shell for sale. Exterior is completely finished with cedar lap siding and standing seam metal roof. Foundation is a trailer made brand trailer, the best on the market. Floor is spray foam insulated, sub floor is dry max brand tongue and groove board. Wall sheathing is cdx 4 ply ply wood. House has bumpy house wrap and 1/4 inch furring strips under cedar lap to make a rain screen.

House has pella brand vinyl sliding windows single hung. Windows were specially ordered from pella, not bought from a box store.

Interior has two 10 foot long lofts built on each side with knotty pine tongue and groove flooring installed. Elictrical has already been installed by a licensed electrician. Dryer vent, propane tankless water vent, range hood vent, and composting toilet vent have all been installed. Gas lines also installed.

House needs plumbing, insulation, walls finished, stairs built etc. no appliances included. Plan was to do copper plumbing on exterior of the interior walls.

asking price is $49,500. Sale will include about $1500 worth of tongue and groove carsiding for interior walls if we bump the price up another $500.

house measures 32 feet long, 96inches wide and is currently 13 feet 8 inches high. Trailer can handle 21,000 lbs. hopefully a little more weight will lower it another couple inches. we can also build this model without electrical and no lofts or other extra work done for around $42,000. This would include me picking up trailer, building, and delivering shell.
