Tiny House with Porch and Loft

Insulated with 4" of mineral wool all around. Floor is closed-cell spray-foamed. All rough-in electrical is installed and to code. I lived in this for a year and a half to take care of my elderly folks. I have my own land with a little bigger cabin and no longer need this one. Small dog or cat door already installed so pets can go in and out to a kennel, at will. Small AC included with wall-installed fan. CO/smoke detectors also installed.

Solid loft ladder, Small refrigerator and cedar bed murphy frame also included. Safe egress window in the loft. Bathroom flooring is laid down, living flooring has been varnished twice, and I do have some cypress for the kitchen area. There is a 12" wide ceiling cat walk the length of the cabin which my cats love, but it can be taken down easily if not preferred. I never saw the point of running plumbing, but I’ll throw in 100 feet of pex if you do. I ran one 50 foot piece to the cabin from the well and had one faucet with a stainless milking bucket underneath as a sink. It is simple and suited me fine. The less you have, the less can go wrong. There is a wall opening for pellet or propane stove. I used one 20 amp RV pig tail for radiator heat which worked perfectly, I have also used a Martin off-grid propane stove and a cubic mini wood stove.

All in below zero Upper Michigan weather and all worked great, individually. Even a Big Buddy works good. All that’s left on this little cottage is the trim around windows and doors etc. Baseboard is in. Lumber is already bought and ready to be installed. Which I will do this summer if it’s not sold by then. There is no trailer yet. I just have someone move it when I need it moved. It’s been moved 4 times, easily. The plan was to pick up a two axle camper trailer ($900) and bolt the tiny house on the trailer. But I ended up hiring someone to move it at a reasonable price each time, so why bother.
