This is the "Big Little Barn" design, built by Carriage Houses Northwest in 2018.

We are asking $60k, but we are buying a traditional home, and are therefore looking for a quick sale. Respectful offers will be considered.

Exterior - 10 x 24 feet plus trailer tongue, approximately 13.5 feet tall
Interior - 9 x 23 feet


LAYOUT

Two lofts - one accessed by stairs, the other by ladder. The kitchen and bath are under the primary (stair access) loft. Space under the second loft is wide open, providing lots of flexibility for use. You could easily set it up as a main floor bedroom, or size up from the small sofa we’ve used to a proper fold-out couch for guests.


UTILITIES

Requires power and water hookups.
Has an off-grid Incinolet composting toilet.
Propane for the instant hot water heater and stove. Everything else is electric.

OPTIONAL PARKING

Option to keep the tiny at its current parking space, with landowner approval. The location is about 10 minutes south of Bellingham, WA outside of city limits. There is a primary residence and several other tiny homes on the property. Parking for up to 3 vehicles. Great location for commuting. Modest sized fenced yard, with two storage sheds and fire pit included.

All in cost: $880 per month. This includes Rent - $655.00 per month (water and internet) + electric (avg $80 per month) + trash ($25 per month).
Insurance: We can make a warm handoff to the Farmer’s Insurance Agent who is currently insuring the tiny. It is insured for $100k value, for $90 per month. We also pay renters insurance for about $30 per month.


MOVING

If you want to move the tiny to a new location, I have a local commercial driver I can put you in touch with who has confirmed he can tow it. It does require a wide-load permit.
