About

Up for sale is a Tiny House that I build myself last year. I have been living in it since Thanksgiving 2011 and it has been a blast. I have decided to sell to fund my next project, a drivable tinyhouse. Here are some of the great features:

Trailer: I built the trailer on a 7'x16' 2011 suretrc trailer. It has dual 3500# axles and electornic brakes. I've seen some people build their tinyhouses on any trailer they can find or afford, I decided to spend the extra money and buy the best possible trailer that I could. A solid foundation is the key to a solid house.

Material: The lumber that I used was all either stinson kiln dried pine or ceder, depending on the application. All materials were purchased new, there is nothing reused or repurposed here.

The tiny house has a living area, a kitchen area, a small bathroom, and two lofts, one for storage and one for sleeping.

Living Space: The living space is roughly 6.5x7'. It has two windows opposite each other which allow for great ventilation. There is a small propane heater installed. (the heater has been "mom approved" by my mom. It has been designed specifcally for small indoor spaces and comes equiped with an emergency oxygen sensor which will turn the unit off if the oxygen gets low.) The walls have also been fitted with a 32' toshiba flat screen and all cables have been hidden in the walls.

Kitchen: The kitchen is roughly 6.5'x4'. There are two windows across from one another again. The kitchen has a two burner propane stove and a sink. (The sink has not been plumbed out of the tinyhouse yet.)

Bathroom: The bathroom is roughly 6.5'x3'. There is a shower on one side of the house and a homemade composting toilet on the other. The shower is plumbed directly outside. (I use all natural, bio-friendly products so I collect the water with a bucket and use it in the garden.) There is no plumbing for the toilet. It is a primitive composting toilet. There are no water holding tanks. and I have not currently installed a shower system. I heat the water on the stove and use a camp style battery operated pump. It works fairly well.

Storage Loft: The storage loft is roughly 6.5'x5'. It extends over the door and reaches inside until the first window in the back. I have put a ton of stuff up there and it works just great.

Bedroom: The bedroom is roughly 6.5'x7'. It currently has a queen sized bed with some room on either side of it. It sits toward the end of the house with the trailer hitch, over the bathroom and kitchen. I have a small ladder I built which allows me to get there. It has a small window, about 12"x24" which allows for some nice air movement.

Outside: The outside has been costructed of cedar siding panels.

Electrical: The electrc system is a combination of 12v and 110. All of the lights are 12v but they run off of both the 110 and the 12v system. The 110 powers all of the outlets and charges a battery system. When disconnected some of the outlets turn off but a few dedicated 12v outlets in key areas remain. There currently are no batteries installed, I have been on a 110 system since I built it and haven't needed to install one.

Floor, Walls, and Ceiling: The walls are covered in a knotty pine board set with tongue and grooves. The ceiling is currently unfinished. I couldn't decide how I wanted it to look, either more knotty pine or something different like copper panels or something totally different that I haven't even thought of yet. The floors are also unfinished. I currently have a piece of carpeting down that I cut to fit but again I couldn't settle on something that I really loved. This may be a challenge to some but I think it could be a great opportunity. You can finish the design touches and really build the last bit of flooring and ceiling and say you built it yourself.

Cabinetry: There currently exists no true cabinetry. The sink and stove are framed in but I haven't build anything in underneath them. Across from the stove in the kitchen I have framed in a cabinet and a counter space but I have yet to finish them off. Again, this could be a great chance to finish the house the way you want it to be.

Basically, when you compare my price and house to all the others on this site I fell like mine is a really fair and great price. If you want a totally finished and totally awesome tiny house you can expect to pay no less than 30-40k. With my price of 15000 you can have a great tiny house at a fraction of the cost.

There are a ton of features with this tiny house. I will include everything I have here but the more you want the more firm the price will become. Some things are installed on the house and wont be coming out.

Installed: Propane heater, Propane lamp, Propane stove, sink, shower, electricsystem.

Extra: 32' Toshiba flat screen with wall mount. portable air conditioner, queen sized select comfort mattress.

Delivery: The tiny house is being sold as is / where is.
