Land lease for your tiny house available Nov 1st, 2024. Bring your own tiny house and park in paradise! The available backyard parking space sits behind a residence on 1/2 acre in a beautiful, quiet culdesac in suburban San Diego wine country - South Escondido, CA 92025.

Fits up to a 30' L by 8.5' W tiny home on a regular trailer or a 32' L x 8.5' W on a gooseneck trailer. All homes must be oriented with the front door on the passenger side of the home (like a standard RV orientation, as shown in the homes pictured). If your home is backwards, your house will be facing a retaining wall and won't face the sunset view - please check before contacting us. Certified ANSI/NOAH homes preferred.

AMENITIES: Full hookups (sewer/water/metered electric use*), off-street parking, trash/recycling, high speed internet included. Can you have a flushable toilet - YES you can! You may add a deck, shade sails, outdoor string lights, bbq - stay awhile, lots of potential here.

Near dozens of wineries + breweries, 35 min to the ocean, 10 min to San Diego 15 freeway or North County Mall. Trader Joes, Sprouts, Escondido's adorable Grand Ave, dozens of restaurants, and everything you need is within a 10-15 min drive from this convenient yet private location.

SEEKING: Quiet solo tenant for long-term living. Owners live on site and are looking for a no-drama, collaborative tenant who will maintain their area and stay awhile. We have great neighbors surrounding this spacious property who look out for one another yet respect quiet and privacy. Quiet, small indoor pet is ok, no unattended dogs or barking allowed as this is a shared property and our retreat. Property is fenced only on 3 sides - our 18-year old dog lives in our separate house and follows same guidelines due to occasional coyotes, rattlesnakes, and so our furry friend doesn't run out into the street. We have a good petsitter if you work long hours but past Tenants have been mostly WFH. They walked their dogs on-leash like we do, enjoyed the 87-acres of open space at end of the street, or hang out in the yard with their pet pal when grilling.

SUV or AWD vehicle can be best as the driveway is steep and gravel which small cars/sedans cannot always handle in rainy winters.

RENT: $1,100/month + your metered electricity (if you have solar panels, even better! ) Water, trash, high speed internet, off-street parking and landscaping of the property are all included. 1-yr lease minimum.

*metered electricity costs vary throughout the year depending on your home size and amount of heat + AC you use.
EXAMPLE: current 255 s.f. Tiny Home = $35-$86/month in 2024.
An RV or larger home may cost slightly more.

If you need more space outside of your tiny house and sign a long-term agreement, there is a 120 s.f. shed that can possibly be finished out by a contractor as an office/flex space with a sleeping loft and a 250 s.f. Trex deck for an additional fee (depending on actual building costs - $650/mo?) and a 2-year lease.

We are open to a long-term Tenant making minor site improvements with our 'design approval' so you can enjoy the outdoor space: adding a deck, outdoor potted plants, a grill, fire pit and Adirondack chairs, shade sails for sun protection, string lights!
