Sadly, a serious injury waylaid me while building my tiny house, and I have finally decided to give up and let someone else finish it. It's a completely unique design, fully framed and ready to finish to your liking - there's not another one like it anywhere! While not built by professionals per se, it was designed and built by two professional sculptors, so we know what we're doing when it comes to building stuff and this was built to last.
Built on a 20' new Trailers Plus trailer, we maximized the width by welding tabs onto the sides and building it for as much space as we could on the inside -- nearly 220 s.f. on the inside including the built-in loft! It feels much more spacious on the inside than many tiny houses, thanks to the cathedral-style roof and large skylight letting in the light. It is also craftily just under the legal limits -- 8.5 feet wide and 13' tall from tires to tip-top, to get every inch of space out of it possible. The skylight is also angled so that you can see the moon and stars from bed.
There is a unique spiral stair column (stairs, not ladders!) that utilizes every square inch of it's 3.5' square footprint for storage on all sides. With room for a pantry, shoe storage, and even a little hidey-hole for a kitty (or socks?), the stairs don't waste an inch of space and are sturdy and functional.
Speaking of sturdy, my original plan was to be on the road a lot, so this baby is built like a TANK. The stick-frame construction is attached to the trailer with 20 4" stainless steel bolts and the walls are solidly built, so unlike many flimsy tiny houses you see, this is built to last forever, just like a real house. We also planned the roof in a more ergonomic fashion than many tiny houses, so the air flow can go over the roof while you tow it.
Sadly, little hoodlums broke out 3 of the windows, but they are framed in and you only need to find the same size to replace them. The roof is finished with EPDM rubber. We had begun to build a sunken parapet gutter in order to collect water from the front end of the house. The roof and skylight do not leak at all. Currently, it's wrapped in Tyvek and ready for siding, some of which comes with it (reclaimed snow fencing, already made into panels).
The price is based on the supplies in it thus far -- no labor. However, it comes with MANY parts that have yet to be installed:
40 gallon fresh water tank
40 gallon grey water tank
A copper gutter for the sunken water-collecting gutter
Some insulation
Most of the siding made from recycled snow fencing (I had an elaborate plan for other parts of it shown in the pics, but it's roughly ¾ what you will need in the end)
An RV bathtub
Carpet squares for the loft
Jacks and wedges for the wheels
Extra EPDM and the base for the shed (not built yet)
Extra Tyvek
And other miscellaneous parts, screws, and hardware.
Also comes with a hitch lock and a tire lock to prevent theft.
If you've priced out building a tiny home, you know this is a pretty good deal. Hoping to simply not lose money and pass my baby on to someone who will love it like I do! I'm $24,000 into it, but I will entertain reasonable offers.
