Foundation
Home was built on a custom 28 feet three axle, powder coated trailer frame rated for 18,000 lbs which makes this Tiny Home extremely mobile. Trailer frame is licensed and has six attached scissor jacks for easy leveling. The front triangular pulling frame is also removable.
Frame
Home was built using mostly eco friendly materials. The infra-structure was framed with 2×6 floor joists, with a 1-1/8th inch plywood sub floor. 2x4 wall studs, 2×6 roof joists. The entire exterior shell was sheathed with 3/8" inch structural rated plywood, glued to the infra-structure. Much of the lower interior was sheathed with 3/4" structural rated plywood glued and screwed to the frame making the home extremely stable when moving. The roof sheathing is 1/2" Radiant board.. The floor is insulated with R-19 rigid insulation board, the walls with R-15 and the ceiling with R-19 Eco-Touch Kraft fiberglass insulation. Exterior is wrapped with air infiltration moisture barrier and sided with redwood horizontal and Hardibacker T-111 siding. The roof is covered with a 40 year (torched on), modified bitumen roofing membrane The home has three skylights, fifteen new dual glazed low-e vinyl windows and a one lite dual glazed glass entry door. Overall height of the home is thirteen feet six inches from the ground, overall width is eight feet six inches wide and the overall length is twenty eight feet six inches.

​Interior
Kitchen
Home features a full kitchen with beautiful granite and wood block counter tops, a deep stainless steel sink, a four burner Kitchen Aid propane gas stainless steel cook top and hood vent, new IKEA cabinets, with turquoise and clear glass cabinet doors including two upper corner lazy susan cabinets and one corner base lazy-susan cabinet for plenty of storage. Kitchen also features a pantry closet and faux slate vinyl flooring. Cabinet drawers are full extension self closing. The design incorporates a space for a full, (36"wide), refrigerator.
Mechanical
Home has a new propane Takagi on demand hot water heater, new eight breaker 100 AMP electrical panel, supplied by 30 Amp RV exterior receptacle, wired to be upgraded to 50 AMP if desired.
Bathroom
Features a quarter round shower enclosure IKEA vanity with drawers, sink, lighted extra deep medicine cabinet, corner storage wall cabinet and access to closet for linens. Standard Kohler toilet, faux slate vinyl flooring and louvered private sliding pocket door.
Storage/Living
Two tall and deep storage cabinets separate the kitchen from the central space and contain the water heater and electrical panel and can function as a pantry or other storage space. The center living space has large overhead storage cabinets built in seating with storage below, table for eating or office work, laminate wood flooring, windows all around and large skylight above. More storage space has been built into the stairs leading to the sleeping loft.
Lofts
The sleeping loft is an seventy eight square feet space with headroom of (4’-1”) at the high side and, (37”) at the lower side that easily accommodates a king size bed with dresser. The carpeted sleeping loft is surrounded with windows on each side creating 360 degree viewing as well as a clear viewing skylight overhead. An easy ascending ladder leads to the 42 square feet carpeted loft over the bathroom which also is surrounded with windows and a clear skylight above.
Heating
The home is heated by two ceramic high efficiency electric Eco-Heat panels, one at each end of the central living space.
