New Redwood Tiny House

Here are the basics, you are welcome to come visit at any time, it is currently in El Cajon.

If it gets to that point, I can deliver the house with a U-haul no problem, it is road worthy.

 

I am looking for a sale but am open to the idea of rent to own or put house on your property and you manage rental/ airbnb and do a profit split

-I did most of the work on this myself with a little bit of help from friends, I am a licensed general contractor.
I bought the trailer which was made brand new by American Eagle Trailers in Portland Oregon in April 2015. It has everything you'd want. Heavy duty wheels, heavy duty axles, attached leveling jacks on all 4 corners, electric braking system and hookups to a truck for lights AND brakes.
-The trailer is insulated underneath with 4 layers solid foam board insulation, it is flashed and powder coated so effectively weatherproof. There is no rust anywhere
-The trailer measures 8.5' wide and 20' long plus the front hitch which is about 5 more feet. I also have a small trailer dolly that can move it by hand on solid surfaces like cement.
- The house height can go up and down a bit, but it measures 13' high at a natural resting position. It is legal size to be on the road and fits under bridges.
-The house is built like a traditional home which makes it last as long, a heck of a lot longer than an RV of any sort.
- I had architectural plans and it is made to withstand winds over 130 mph, it has all of the tie downs, straps, hold downs, sheathing, hardware, and everything you can think of to make it very safe and stable.
-The outside is waterproofed and there is a gap between the the exterior redwood and the siding so air can get through and mold will not grow.
-The exterior redwood is grade A clear heart redwood and has a Thompson finish on it with a 7 year warranty from Thompson.
-The electrical uses a 50 amp standard RV hookup, this can be drawn from most panels or sub panels, there is a standard sub panel inside which has 5 separate circuits just like a normal house.
-The water hookup uses a standard water hose, there are shutoffs and controls inside, a filter may be placed anywhere in the line.
-The inside has a 10 gallon water heater which is strapped down. It will give you about an 8 minute shower, although another water heater can be added if continuous hot water is desired.
-There is a large stainless steel sink and a two burner stove capable of normal kitchen cooking.
-There is a ventless washer/ dryer unit in one, which works fine but takes two cycles to dry usually.
-There is currently an apartment size fridge and a microwave inside
-Would like to sell with all appliances unless undesired by buyer
-The toilet is a standard toilet, regular flush. Can be converted easily to other types of toilets if desired
-The shower is 3x3 feet with a vent fan on the side of the shower which adequately keeps steam down.
-The drain system is all connected to a point where you can shutoff the toilet and the rest of the drains separately and easily, and it comes out to a simple pipe. I currently have a flexible one, but it can go into hard pipe like ABS or PVC or a tank. It easily hooks up to standard sewer. I have never had one clog or any issues with drainage.
-There is a queen size bed up top in the loft, with space for storage and cupholders.
-The far loft can be utilized in a number of ways.
-The walls are ventilated with spray foam that exceeds standards.
-The ladder is removable and can be used on both side lofts.
-The couch downstairs pulls out into a bed, but can be removed easily if necessary.
-the desk is permanently in place, but not impossible to take off.
-there is a removable table in the middle
-The flooring is waterproofed underneath, it is a high end engineered laminate, I have some extra and it wouldn't be hard to order more.
-There is about 4 feet of closet hanging space and cubbies underneath
-All of the woodwork inside is solid Alder with a walnut stain, the kitchen counter is solid 1" African mahogany.
-The windows are all brand new and adequately flashed and water proofed.
-There has never been a leak anywhere, everything is in pristine condition. It has been lived in lightly to test it.
-There are 8 sconce lights, more can be added if desired.
-There is currently a detachable A/C unit inside. Windows help ventilate the inside. The roof is not ventilated, so vent can be added if desired but I don't find it necessary.
-The roof is standard 3 tab shingles with a 25 year warranty from manufacturer and has more than adequate underlayment for snow weather.
-There are two exterior lights, front and porch, and two exterior waterproof outlets on either side for ease of access.
-We can talk more about price, but for serious inquiries I'd like to start at $58,000 which includes everything down to the silverware, ready to live in.
-I am willing to work more on it if buyer would like something done to it, but that's something that would have to be negotiated.
