About

**SERIOUS INQUIRES ONLY PLEASE**

This house has a lot of potential! Have you been looking for a project to create with? Have you been wanting to buy a tiny home, but can't afford to pay $30-40,000? Does living more simply appeal to you, more financial freedom? Have you been thinking of adding a mother-in-law suit to your property, or have you been thinking of adding an ADU to the back of your yard as extra rental income? Are you wanting to adventure out and host an airbnb on your property? This house could be birthed into any of these great visions. It is a blank canvas for you to create your wildest dreams with!

This house was done with a lot of love and intention. It is very secured to the trailer with appropriate bolts and nuts. The house has hurricane brackets through out it, and it was wrapped with Tyvek before adding the T-111 siding. All of the major building is done. This is a very solid home, just waiting for someone to use their creative gifts and finish it up to their liking.

The kitchen/living area flooring is from Habitat for Humanities ReStore and it is a reclaimed dance floor which is fun! It has some scratches on it from folks dancing on it, which is pretty unique.

Technically, this house is still a utility trailer on paper ie: its title. The DMV says that in order for it to be considered an RV, it needs to have both a permanent cooking area and a permanent sleeping area. So, until a permanent cooking stove is installed, this house is still a utility trailer. Tags are good through January 2018.

I have been using a space heater for my heat source. You can get really narrow, efficient wall heaters that are easy to install for $75-$100 if you so choose.

This home has 120v, 40 amp double service circuit breaker. The electrical is done to code. Trailer size the house is built on: 7 ft wide by 16 ft long (112 sq. ft.), 2 axle (4 tires) with new brakes when I purchased it. I moved this house from Portland, OR to Duluth, MN in May 2016 and it is easy to pull and maneuver with a truck. It is best to use a 3/4 to 1 ton truck when moving it.

Four of the six windows are brand new and all but one are from Habitat for Humanity's ReStore, and are double pane. The loft window is custom ordered from Home Depot. I tried to use as much reclaimed materials as possible, while still aiming for good quality and practicality.

UPDATE: THIS HOME HAS BRAND NEW AXLES AND TIRES and the loft window is installed (not shown in the pictures).

This home is almost complete, finish it by adding your own unique touches. Here is a list of what still needs to be done:

1.) Finish exterior painting.

2.) Finish mudding, tapping and painting interior drywall.

3.) Finish entry way floor; currently there are tiles in place, but they are not secure.

4.) Finish counter top; when putting the laminate piece on top of it, there wasn't quite enough. Over 3/4 of it is done and it functions just fine, it's just an aesthetics "issue".

5.) Install a ladder.

6.) Continue building storage to your liking. I currently have my closet under the counter which works very well for me, but you may want a fancier closet and/or to build yourself a pantry.

7.) Finish inside trim.

8.) The ceiling is a nice thin plywood that you may want to put trim up to hide the seams, or you may want fancier wood for the ceiling. It looks fine, but not super fancy.

9.) The door needs some weatherizing to make it a more energy efficient home. I have a kit to offer you that I got for free while attending a workshop last month.

10.) Currently, the pluming in this home consists of hooking up a garden hose to the outside of the house and keeping a bucket under the kitchen sink.

This house has a lot to offer. Come check it out for yourself!
Tiny homes offer more financial freedom and a much smaller carbon-footprint than standard American homes today. This home would be great for a single person or a couple. The floor plan is very open, so you have a lot more space to work with compared to some tiny homes. These homes are in popular demand right now, so this home won't be on the market long. Happy house hunting! 🙂
