Everything in cabin functions properly, it is move-in ready! Very cozy and turnkey home! Beautiful area, tons of great scenery. No HOA, no smart meters, no cell towers, satellite Internet & land phone service. Hunting areas in all directions. You can have chickens, rabbits, and similar livestock. You can walk dogs w/o a leash. Property taxes less than $200 per year (currently $158 annually). House and land are totally legal with the local Pocahontas county government, unlike some states/counties are with regards to tiny houses. Get everything you need to live, for a very competitive price.

Also note, I recently painted the exterior of cabin, and am in process of adding some privacy fencing and doing some interior upgrades. If you see the price go up, it is for this reason.

EMF free is true as a result of there being a large telescope in Greenbriar, WV which mandates a radio free zone with no cell towers, and minimal over the air broadcasting within a vast section of WV. That can be a good thing, depending where you are coming from. Of course, this house has satellite internet & TV and can enable wiFi, but that's about it for EMF, its mostly personal stuff. There is cell service within 10 miles, and on mountain top roads, in many town centers, and there are many wiFi opportunities nearby, including the library.

All utilities exist and are working properly. There is full electric service already active, or bring your own solar panels and batteries and run your things w/o paying utility bills. This property is 0.94 acre with nice green grass, and bordered on two sides by a nice size stream. There's a hedgerow of nice christmas type trees along neighboring property. There is a cool old-school shed out back currently being used to store firewood for the fire pit - this could easily be converted to use as chicken coop or tool shed or whatever. This cabin has working septic system and a well with delicious aquifer water, with good water pressure. Recently plumbed interior water lines with flexible Pex piping and brass fittings. Recently upgraded tub/shower/walls. Also has washer/dryer/refrigerator/stove conveyed, and a utility room in back for the washer/dryer and storage.

There is one large bedroom (13x20ish) with two doors to it, which could easily be converted to 2 bedroom with a one wall partition. Has one bathroom with shower, sink and brand new toilet. There is a large front porch, approximately 7ft x 34ft in dimension, and the rest of cabin is technically 952 sq ft., not including front porch which is another 238 sq ft. Overall roofed area around 1190 sq ft. There is no central AC, using floor and window AC units and fans instead. There is a central oil furnace which heats perfectly - there is large tank for oil furnace outside. There is like new flooring in kitchen and main area, and carpeting in very good condition. There is room in the backyard and sideyard to park one or more tiny houses, and or R/Vs and campers, and make a rental income from them.

The forest area is a perfect playground for hunters, bikers, hikers, skiers, etc. The backyard National and surrounding forest area is amazing, within 10 miles is a large swimmable reservoir (Lake Mamoo), tons of forest trails for hiking, offroadin' trucks and ATVs, and abundant wildlife, including daily visits by deer and other critters. These trails are safe distance away so noise isn't an issue. There is an abundance of birds, rabbits and critters, and is nice distance from city and recreational noise in general, very peaceful, yet still within an hour to Walmart, Lowes, Home Depot, and many restaurants etc. Nearest town Marlinton has grocery shopping, bars, rivers, etc. and is within 12 miles. The Homestead Resort area w/ more skiing is 39 miles away. Also, Amazon food delivery by mail and normal USPS and packages come to this address. Paved the whole way, including the driveway. The valley is full of gorgeous views. Property is 45 miles to Snowshoe ski resort, and about 2.5 hours to Charleston WV and 2 hours to Roanoke VA.

Again, you will love this area and the property. There is absolutely NO HOA fee, NO lot rent, etc. The cabin and land go together and would be owned by the buyer. The annual property taxes are estimated at around $150-200 per year. The typical electric bill is $40-$60 per month. Other than that, there are no other fixed expenses. Optionally, you can subscribe to Hughes satellite internet which costs about $50 and up per month, depending on bandwidth. AT& T provides the best cell coverage in WV, though I can't guarantee it works from this location as I have T-mobile, which works in most cities of WV. Water for showers, sinks, toilets is supplied by the well. There is also a garden hose on a 100 foot reel, and a manual well pump conveyed with property.

The cabin/cottage was built in 1979. There are no roof leaks, as it is a metal roof that is less than one year old.

In WV, owning chickens is only an issue in certain cities. This property is without a doubt, very rural. There are farms in the area. Keeping chickens is normal. This has been confirmed by neighbors. The town of Marlinton is still like 12 miles away, so plenty of distance from any city, esp. major ones.

West Virginia Leash Law
West Virginia does not have a law that requires dogs to be leashed. It does, however, have a law that holds dog owners and keepers liable for all damages caused by dogs that are permitted to run at large.

Next closest shopping is 17 miles to Marlinton, WV (scenic the whole way, and the closest town with shopping, bars, lodging, rivers, parks, trails, etc in one place – it is the county seat of Pocahontas county), 21 miles to Warm Springs, VA (spas), 21 miles to Blue bend (Campgrounds), 27 miles to Hot Springs, VA (Omni Homestead Resort) , 27 miles to White Sulphur Springs, 30 miles to Healing Springs (spas), 37 miles to Lewisburg, WV ‘Coolest small town in USA’, 44 miles to Snowshoe WV (ski resort), 34 miles, to Cass, WV (railroad train tours), WV (GreenBriar Resort) , 56 miles to Clifton Forge, 68 miles to Lexington, VA (decent size city), 81 miles to Elkins, WV (decent size city with more railroad train tours)

Local Realtors have told me they need handy people (carpenters, HVAC, home repair) in the area, they don’t have enough quality and on-time workers, of course there is resort work, small town jobs, and remote work via Internet, possibly farm work, etc. Not really an area with abundance of non-skilled worker opportunities, but cabin overhead is very low, so don’t need as much income. Best if have own business, have retirement income, doing remote Internet-based work, doing remote call center support, building products for resale elsewhere, farming, tourist guidance, or an independent contractor. The location of cabin is conducive to selling or marketing services or products to tourists, as there is some drive-by visibility in the high seasons.

The majority of neighbors in the area live here year-round, so it is 4 season location. There are some people that have second homes in the area. The coldest season is popular for winter sports, and the Snowshoe area is also an international mountain biker destination with its trail system.
