ZONING:
There is no minimum home size in the City of Spur. You are allowed to convert sheds, shipping containers and playhouses into tiny houses. They must be built with wood, concrete and/or metal. The city doesn't allow straw bale, dung plaster, earth homes, etc.

If you bring your own tiny home on wheels the city will require you to remove the wheels and axles put it on a slab and connect to city utilities ($1100 tap charge).

The parcels will be deed restricted in which no home can have a single story greater than *160 square feet and not wider than 12' on it's minimum dimension. This is being done so you don't end up living next to something unsightly that takes the charm and novelty away from the tiny homes.

BONUS 110' x 150' COMMUNITY LAND TRUST SHARED SPACE:
This space in the site plan between the two rows of tiny house lots shown in the picture will be used for shared community projects for the residents of Micro Homestead Luxury Estates. This can be raised garden beds or hydroponic gardens; hypertufta pot stations; picnic tables; park benches; land scaping; shared community buildings (ie sauna, library, makerspace, etc) and shared lawn/heavy equipment and/or high fuel economy car and heavy tow vehicle. It's whatever we decide as a community.

PARKING:
Vehicle parking will be in designated areas to not obstruct the aesthetic and novelty of the tiny homes. If the community decides they would prefer parking on the perimeter with the homes facing the community space/garden then community space will be adjusted from (120' x 150') to (110' x 150')

All lots have access to the following city utilities:
Water, sewer and garbage pickup $94/month
Electricity
High Speed Fiber Internet (better off with Starlink which allows for sharing with neighbors)

THE GOOD, BAD, and UGLY:
This is the absolute lowest barrier to entry to home ownership with utilities in the United States. FedEx, USPS, UPS, Amazon Prime will deliver to your door. You'll have a legal address to register your vehicles, file articles for incorporation, get mail and packages. I am setting this up such that you'll have some like-minded neighbors to look out for your stuff if you decide to travel for extended periods of time. Your lawn will be small enough that it might cost you $20/month if you had to pay someone to maintain it. You can have chickens with a city variance.

The closest town with national banks, organic food, big box stores, etc is Lubbock, Texas which is 71 miles away. With 9 households we can all carpool if we want to save time/money.

BAD & UGLY:
Despite there being a noise ordinance and a "police department", there is no enforcement of the noise ordinance except by vigilante action.

Many of the locals in this part of Texas are hostile to blacks, foreigners and outsiders. They may refuse your business at the local hardware store or make it hostile for you to shop at the grocery store -- it's only a matter of time before they show their true colors. This is the world we live in today.

MHLE wants to build a diverse community. Diverse of age, race, culture, talents and interests. Please don't confuse diverse with confused (ie re-defining pronouns)

I strategically do my shopping 71 miles away for a month a time and order whatever else I need from the internet. I have no local help or friends or backup strategy here. I know that there are others like me in this world in a similar situation of living in a fragmented society that would be prefer a transactional relationship (ie carpool or "pick up an item" for me) vs a friendship with high obligatory costs; time investment and uncertainty. With 9 neighbors there will be someone to do this for you but we can organize and systemize to make this efficient for everyone.

There is no community amongst the existing tiny homers in the town either. The existing tiny homes are scattered around the town amongst normal size homes and anti-tiny homers. There is no loyalty or social activity beyond venomous gossip amongst anyone in town. The only actual tiny home neighborhood in the town will be Micro Homestead Luxury Estates.

At Micro Homestead Luxury Estates you'll have your own land, and your own autonomy, but you will have like minded neighbors that will be encourage/incentivized to look out for each other (ie water your plants, feed your chickens, etc) and a shared community space for you to dip in and out of at your whim.

OPTIONAL EQUIPMENT POOL:
Building, moving, towing, tiny homes. Picking up building materials, transporting materials and equipment, renting/buying trenchers, etc. All of this cost money when you are building a tiny home and connecting to utilities. It makes the most sense to split some of these costs 10 ways. For example a trencher is $700/week (well, we can rent that once or twice and split it 10 ways).

Everyone can pledge an amount they can afford. I am suggesting $3K each to pitch on an equipment pool. That will give $30K for the community to purchase some equipment such as lawn equipment, large trailer to haul materials and tiny homes, etc. With enough money to erect a small metal building to house it in the community land trust area. This amount doesn't have to be spent all at once and we as a community can vote on how we spend this for the greater utiltity of everyone in the community.

PAYMENT LOGISTICS:
Once I have 2 potentional buyers (one back up) for each lot and we as a community finalize the site plan. The surveyor will come out and re-survey the land and create the deeds for the new parcels which will be filed with Dickens County.

The local title company in Dickens County, Texas will collect send the purchase agreement to both the seller (me) and the buyer (you) to be signed; payment for the parcel will be made to the title company; the title company will transfer ownership of the property via deed to the buyer; and disperse funds when that's all finalized.

LOGISTICS TO HAVE A BATHROOM WHILE YOU BUILD:
I have been pre-approved by Spur City Council to build a bath house behind the tiny house in the picture. The tiny house is also my property and I live in it and it's adjacent to Micro Homestead Luxury Estates. I will erect a bathhouse so everyone can have a place to use the bathroom while they are building their tiny home.

NOTES ON PICTURES:
Tiny house picture is on the neighboring property which I also own.
The tiny house and Micro Homestead Luxury Estates will be the only structures on the entire city block.
