We are selling our 205 sq. ft. tiny house on wheels, measuring 32x8 ft and 13.5' tall. The inside measures 21x7' and the loft is 7x8,' accommodating a full size bed and ample storage space. The ceiling in the living room is 10' and the ceiling in the kitchen and bathroom is just under 7'. The house was built in 2015 from 60% reclaimed materials. The house can operate on or off-grid and includes the four panel solar array, battery storage, 24V water pump and well tank, propane appliances, and passive solar architecture. The house also comes equipped with storage baskets, a 250 gallon water tank, two 10 gallon propane tanks, and all necessary tools to set up off-grid. The house can also be plugged into any 110V outlet and city water supply if preferred.

Appliances include a range/oven, small refrigerator, deep freezer, on-demand propane hot water heater, well tank, Sun-Mar composting toilet with vent fan, and a Dickinson propane fireplace.

The solar array is already wired and ready to go. The house includes 8 deep-cycle solar batteries, only one a half years old (they typically last 8-10 years depending on usage).

The attached 8x9' porch is old-growth, reclaimed redwood. All of the exterior siding is up-cycled cedar. Both are very weather-resistant. The inside of the house features locally sourced beetle-kill pine panels from a forest thinning project. The house also has a metal roof, which would be perfect for a future water-catchment system.

We lived in the house through a northern Arizona winter (down to -14 degree F one night) and had no problems whatsoever. We did install storm windows to two windows which can be removed for summer as well as an insulated lining for the window in the living room. The front door is also a Pella, highly insulated door with in-set blinds that match the Pella window in the kitchen.

The house was built using 2x6 screwed, sheer wall construction with rock wool insulation and additional foam board insulation in the floor and ceiling, about R28 in the floor and roof, R23 for the walls. It is also bolted to the frame but can be removed from the trailer to set on a foundation. PEX plumbing 3/4" all around, so the plumbing is able to freeze without causing any leaks. Super-efficient LED lighting throughout the house, including the dimming lights in the living room. The floors are Maple engineered hardwood, sustainably sourced, low-VOC, and were construction leftovers.

This house would be perfect to use as a retreat in the woods, an Air BnB venture, or a personal residence. We lived in it happily for a year and a half and would still be living in it if our city's zoning codes allowed us to.

We are selling the house for $36,000 and can recommend good transportation. The house has been moved over 250 miles on highway and on rural roads with no problems, so it is ready to go.
