I am selling my beloved tiny home on wheels that I built in 2018 with the help of family and licensed general contractors (electrician, plumber, builders). It is modified from the Hikari Box (lots of light) floor plan from PAD tiny homes. Built on a 24’ Iron Eagle trailer.

Traditional stick framing reinforced with Simpson strong ties, insulated with rockwool R15 in the walls and ceiling and closed cell foam in the floor and ceiling.

Appliances: Rinnai V53 on demand hot water heater (propane), 4 burner Magic Chef cooktop (propane), Splendid washer/dryer combo, Kenmore refrigerator/freezer, Separett compost toilet but plumbed in wall to convert to flush toilet, small television, ceiling fan, I’ve used a small radiator heater in the Sierra foothills for years as a viable heat source

Other: custom made couch with storage, stairs with storage, additional closet, built in dresser storage in loft, exterior “garage” storage bump out

Included: all 30/50 amp electrical cords, window AC unit, jack stands, custom built 5’x8’ deck and stairs, propane tanks, it’s insured through March 2026 (just have to transfer to your name), current registration but I would need to get plate back after move. I have a professional mover local to Grass Valley, CA who does an excellent job of transporting that I can recommend.
