PLEASE READ ENTIRELY BEFORE INQUIRING
Recently renovated top-to-bottom -- all brand new: toilet, corner shower, residential bathroom vanity, residential single-basin kitchen sink (with residential faucet), laminate flooring, carpeting, trim, paint, counters, shelving, cabinet hardware, light fixtures, backsplash, dining table and chairs, sofa, skylights, wheels and tires, ceiling fan, and more.
This fifth wheel trailer is unique, spacious, clean, comfortable, well-lit, and would make for a great tiny house. It could accommodate a bunk bed for children in the carpeted slide-out while offering privacy for mom and dad in the master suite. This trailer's interior design has Scandinavian and mid-century modern influences, and each new element was hand-picked to provide a cohesive, welcoming living space.
Some "before" pictures have been included for reference.
Standard features:
Trailer is 36' long, 8' wide, 12.5' tall
A/C in bedroom, electric/propane refrigerator, propane three-burner stove/oven; the central heat and air system currently does not work.
Queen size bed frame, large closet, and 26" TV in master suite
Corner shower, washer/dryer connections in a French-door-enclosed laundry room, private toilet room with brand new Dometic toilet (separated from shower and bathroom vanity area by a solid, full-size door with lock)
This trailer weighs approximately 10,500 lbs (dry weight), so you will need a 3/4 ton truck or larger (F-250, GMC 2500, Ram 2500, etc.) to pull it.
We will not be able to deliver; if you'd like to hire someone to deliver it, there are numerous businesses online who offer free quotes.
We will not accept payment plans, but you could explore traditional financing, financing through TinyHouseListings, obtaining a HELOC, using a 401(k) loan, etc.
The ceilings are 6.5’ near the rear window, over 8’ feet in the kitchen, 6’ in the slideouts, 6.5’ in the bathroom, and 6’ in the bedroom.
The length of the carpeted slideout is 75”.
This trailer can accommodate a 50 amp supply line or a 30 amp supply.
The fresh water tank capacity is 50 gallons, the gray water tank is 40 gallons, the black water tank is 40 gallons, and the water heater is 10 gallons.
We renovated this trailer in July/August of 2019 and have never lived in it, but this is an "all seasons" trailer, meaning that it was originally built by Forest River to be comfortable in the winter and summer.
Two of the wheels have less than 1,000 miles on them, and the other two are brand new and have zero miles on them.
The trailer comes with the king pin tripod stabilizer, the X-chocks, and tire covers.
We have a video tour available at https://www.youtube.com/watch?v=vPNMtpQ0aZI, and an image of the floor plan is included among the trailer pictures.
This trailer was staged for the sake of photography purposes; everything in the pictures would remain with the trailer except for the bench near the large window, the mattress, and the decorations (plants, dishes, etc.). Alternatively, everything shown in the video tour would be included with the trailer (curtains, shelves, bed cover, etc.).
As listed above, the central heat and air system currently does not work. We only have 15 amps of shore power available at our house, so we aren't able to test a few components to their full capacity. For example, the fridge and water heater turn on, but they also aren't getting enough current from my house to operate fully. Because of our limited power supply and limited experience with RV central heat and air systems, we are unable to diagnose why the system isn't working. There are two sconces at the back near the large window and two sconces above the master bed which don't work. However, we've compensated for this by installing LED lights throughout the trailer, and it is very well lit. In the interest of full disclosure: there was an incident this April when the trailer was gutted and the renovation was just beginning. There was almost nothing in the trailer at the time (no flooring, furniture, etc.), but some hail broke the original skylights and water got in. At the same time, the silicone seals at the roof/exterior wall junction failed. We caught this immediately and ran a large dehumidifier in the trailer for two weeks, rented a "mold fogger" machine and sprayed the mold-killing salt throughout the trailer, cut into the walls in a couple of spots and inspected them, and everything looks fine (insulation, inner wood, etc.). We recognize that some people get worried when they see that a trailer has had a water incident, but it's really not a matter of "if" that happens, but "when"; typically when a trailer develops a leak, people won't catch it for months because it isn't being used, and that's when the leak becomes a serious problem. However, we caught it immediately because we were working on the renovation, so we were able to patch the roof/wall leaks, replace the skylights, run the dehydrator, and spray the mold-killer immediately. Judging by the insulation and inner wood of the walls, we believe that the trailer is fine.
