Falling Leaves, an approximately 250 square foot tiny house on wheels, is built on a movable 24’ trailer, and features a living area, kitchen, bathroom, and sleeping loft. It can most easily be described with three concepts: beautiful, efficient, thoughtfully designed.

On the outside, painted pine shiplap siding oriented both vertically and horizontally, with a two-tone gray color scheme and accents of corrugated metal, set the tone for this industrial modern beauty. The house is topped off with a standing seam galvanized metal roof that will be maintenance-free for decades. On one end of the house, you will find the utilities shed atop the tongue of the trailer. It houses the electrical panel, water inlet, drainage hose connection, and exterior unit for the ductless mini-split AC/heat pump. On the other end of the house, you are invited in by a front door that establishes the teal accent color for the house. Walk up the front steps, which can be oriented in any of 3 directions depending on how you want to approach your home, and come on in.

Enter and find yourself in the living area, complete with seating, a media console, and oodles of storage space. If you can take your eyes off the custom-stained hardwood floors that run throughout the house, you will see the custom built-in bench that doubles as storage and comes with a cushion and throw pillows. The custom side tables and media console add to the functionality of the space, and provide options for storage. Above the media console, the perfect location for a television or a piece of art is waiting for you to make it feel like home. Floating drawers and a storage loft above the entry add even more space to put your stuff, while wall and ceiling accents of the hardwood flooring add to the comfortable designer aesthetic.

Beyond the living area, a built-in table with chairs and custom stairs continue the efficiency of living offered at Falling Leaves. The table features a grommet hole so that it can do double duty as a desk and a dining table. The stairs likewise do double duty, housing 2 closets with hanging bars, as well as cubbies for more storage. On top of the stairs, peel-and-stick carpet tiles provide easy maintenance, should carpet replacement be necessary.

Up the stairs, the well-thought-out design continues with a sleeping loft that has enough space for a queen size mattress. Strategically located awning windows provide an amazing cross-breeze, while thoughtfully placed electrical outlets make phone charging and night-time reading a breeze.

Below the sleeping loft, in the kitchen, everything necessary for a fully-functional and very practical kitchen is on hand, with a few designer touches to boot. Butcherblock countertops sit atop standard cabinets, with extra storage tucked into every available corner of the kitchen. A metal backsplash continues the industrial modern style, and a compact refrigerator and two-burner stovetop get the kitchen functionality started. Locations for a microwave and a toaster oven complete the customizable cooking set-up. Under the counter in the kitchen, a space for either a dishwasher or a washer/dryer combination unit provides yet another option for a customized functional tiny home.

Through the chalkboard pocket door and into the bathroom, you will find that the livability continues. A composting toilet, shower, bathroom cabinets and sink make up the key players in the bathroom ensemble. The tankless electric water heater hangs on the wall and extra storage is all around, even on the backside of the pocket door. Access to the plumbing shut-offs is under the bathroom sink, and space for an off-grid water tank is under the adjoining cabinet. Galvanized metal shower walls and a tree-themed shower curtain complete the industrial modern aesthetic carried throughout the house.

Notably, Falling Leaves also comes with an owner’s manual that provides all of the important information for operating and living efficiently in the beautiful move-in ready designer tiny home that uses every inch of space well. It holds a few suggestions for creative ways to customize the home, as well. Beyond what is described above, other useful information is listed below:
