An in-person showing is the last step in the buying process for this tiny home. The owner wants to keep the location private and avoid curious onlookers.

About the Home:

Pricing: The asking price reflects the home's current condition. It wasn’t complete when the owners bought it in 2018, so there’s still some minor finish-style work to do.

The price is valid for the next 30-days. If the owners don't sell before then, they will move it, make upgrades, and possibly add solar and water tanks, so she's off-grid capable. The price will increase after that.

Dimensions: 26 long x 8.5 wide x 13.5 tall. These dimensions are the maximum legally allowed on the road without a permit.
It was professionally built with standard 2x4 construction. It’s not RIVA certified.

The siding is cedar tongue and groove painted green with white trim.
The roof is asphalt tile.

Trailer:
The trailer was custom-built by a local trailer manufacturer to hold a tiny home. It's got dropped double-axles for maximum interior headroom. And it has heavy-duty shocks and a class 5 hitch with a 2-3 inch ball.

Weight: Approx 12,000 pounds

Power - Propane and Electric:
A certfied electrician installed the electrical panel, wiring, boxes, and outlets to residential building codes. The panel is in the closet.

Exterior: 50 amp RV-style power cord.

Tankless water heater: It has an electric start and uses propane to heat the water.

There are two five-gallon propane tanks mounted on the hitch with a regulator and switch.

Interior: There are propane hookups for a four-burner gas range and oven. And there is electrical and a drain for a washer/dryer combo unit.

A standard electrical panel is located in the closet.


Not set-up for off-grid use except for the toilet.

Insulation: The walls, ceiling, and floors are insulated. The walls and ceiling contain R-15 fiberglass insulation, and the floors have rigid foam insulation.

Moving the house to your location:

You’ll need a professional mover to move this tiny home – mainly because it's located in a tough-to-navigate spot with some steep hills. But you won't need a permit.

I have an RV mover scheduled to come out and give me an estimate and identify what size truck they'll need.

This house needs:
Finish work around the bathtub.
Tile molding around the base and edge of the backsplash.
A ladder for the second loft.
The condensation drain line needs to be replaced on the mini-split
A small amount of molding in the living room and around the door to the bathroom.

And she could use a fresh coat of paint in the interior.
