Hi :) I'm selling a solid tiny house in great condition as is with a clean title. It's a perfect place for a handy person but I think it would make a great home for anyone interested in the tiny house lifestyle.

Since the house was parked in the forest some mice got in. I got rid of the mice and any visible mess but it may take some work to completely clean. It may be necessary to remove some paneling and clean and then replace the panels. However, it does not smell as far as I can tell.
One of the nuts on one wheel only goes on about halfway due to some broken threads on a bolt which needs replacing. It should be a simple and cheap fix and I've towed the trailer a couple thousand miles as it is with no issue. It stops very smoothly. There is surface rust on the trailer and wheels, brakes/bearings, etc. but nothing major.
The rubber roof has a few wrinkles. A black walnut fell and damaged about a half inch spot or two on a corner of the roof. I patched it but did not remove the interior panel to see if any leakage had occurred, it feels dry and there is no smell of mold or anything. The house has been parked for a few months since I wrote this ad, so the condition could have changed slightly.
The lower half of the window by the sink was replaced with plexiglass and currently needs some hardware reinstalled to open and close it. (I've been just fine without needing to open it.)
One window recently broke in a storm; it is currently sealed with plastic and tape. There was no water damage.
The trailer itself is 27 Feet long, the house is 24 feet long, 8 feet tall and 8 feet wide.
The house was built from new materials except the trailer frame, wheels, windows, and sink which came from a 1993 Coachmen catalina camper trailer.
Interior is Insulated with Roxul which is water, mold, and fire resistant.
There is a new compost toilet made out of birch plywood, which has only been used as a chair.
Sink and shower work well when connected with a garden hose.
An on demand propane hot water heater is included
(it's mounted in the back underneath the trailer and will need to be dismounted during travel.)
Plumbing is setup to connect to a septic.
The floor is 1/2 inch treated plywood to ensure that it will not mold, rot or get eaten by bugs. All other wood except the treated floor joists which attach the house to the trailer are untreated.
The wood frame is wrapped in Gorilla house wrap for moisture control.
The Exterior is wrapped in galvanized metal and is secured using a very strong adhesive caulking. It may need some additional caulking to seal it up in case you drive through a storm, but as it is, no water gets in.
I ordered a couple new latches for the bath and bedroom windows which I'll include, they just need to be screwed in.
There is no A/C but you can find a used portable one for $100-200 and connect it through a window.
Weight of Tiny House is approximately 6,000 - 6,500 lbs.

2 or 3 out of the four wheels are brand new.
The tiny house is registered in Florida. Florida DMV says that if the house is the same basic dimensions as the original, then the title will apply to it, and no changes need to be made. This is good news because the yearly registration and property taxes are very low compared to if it were registered differently.
Allstate insurance told me that any modifications I made to the original trailer for the purpose of upgrading it would be covered up to the cost of replacing it, but this might vary based on your insurance. It should be easy for you to register it and insure it as a custom trailer. It may be best to have it appraised and titled as a custom trailer to be sure your insurance fully covers it.
I've heard LightStream.com is a good source for financing, and they often finance houses like this with no collateral. No owner financing available.
The exterior pictures were taken right after the house was built, but as you can see in the video the condition is about the same.

They have the clean title and a bill of sale ready to go. I would need the funds mailed to me in a certified money order before the house can be moved, or ideally wired to my Capon Valley Bank account. Once you pay for the house, it is yours, and the sale is final, so you may want to get some insurance for it before you move it. Since the house is parked in a tight spot up a semi steep gravel road,
it may be wisest to hire a professional mover who has insurance. I parked it where it is now with my extended van and I have very limited towing experience, so you may be okay without a mover, as long as the road is dry enough. I prefer that you leave the license plate, so you may need to bring a temporary plate.

The small oven is included, it just needs to be converted from natural gas to propane.
The board pictured in the window is the desk that is currently sitting as pictured. It was latched with some steel cable at the time which is an option for compact table storage.
