Award Winning Tiny House on Wheels

For sale is an award-winning Tiny House, currently located on the near East Side of Madison, WI.

A little history about "Tiny," as we'll call it moving forward: Built by a craftsman carpenter and partner in 2018 as their primary residence, it was lived in full time for two years (including through the 2019 polar vortex!), before deciding to find housing that better suited the needs of their animals. The house was entered in the 2018 Tiny Fest Midwest in Omaha, Nebraska, and was awarded Best in Show.

We purchased Tiny in 2020 and lightly utilized it as an auxiliary dwelling unit (ADU) for our primary home. It has been an incredible resource for us as a guesthouse, artist studio, and home office. Tiny allowed us to have an expanded footprint and extra space without needing to go back into the housing market or allocate the financial and time resources necessary for an addition or renovation to our primary residence.

Some interesting features about Tiny include:

TRAILER DETAILS: Tiny is built on a 2017 24ft Load Trail that was purchased new. It has two 7k axels, is powder coated, has an adjustable hitch, and tires that only have about 3700 miles on them. There is a jack mounted on each corner so leveling is quick and easy. All the lights and brakes worked at the time of delivery to us.

A few technical details about the house itself: The house is 260sqft and stands 13'4" tall, and is 8'6" wide, so it is road legal. It weighs 13,000 lbs. when empty. The siding consists of LP Smartside sheets, and the roof is standing seam steel. The interior walls are plywood ripped down and painted white to give it a ship lap look, and the ceiling is barn boards. The walls are 2x4 construction with fiberglass insulation. The windows are double pane with tempered glass. The upper windows are sliders, and the lowers are single hung. The heating and cooling are done with a mini-split, as well as a Cubic Mini Woodstove. The plumbing is Pex, and all fittings that were used are 100% lead free. Hepto valves were used under the sinks instead of P traps to save on space. The water heater is a Bosch electric mini 7-gallon tank, but it is also piped and vented for a gas water heater if you wanted to switch to a propane unit. There are hookups for a washing machine, and a dryer could be stacked and vented later if desired. Also included is a custom-built pulley air-drying laundry rack. There is a 50-gallon gray water holding tank mounted under the house with a heater but is currently being bypassed. The toilet is a Nature's Head composting toilet, and there is no black water tank. The electrical system is 50A, 240V.

Also included in the purchase: An apartment sized refrigerator, and 32" flatscreen TV that is already mounted. 15,000 lb. rated weight distribution hitch, and sway bar. 25ft 50A extension cord, a 110ft 40A extension cord, and multiple adapters including one to step it down so the house can be powered from a standard AC receptacle (basic power needs). A large bag of peat moss for the compositing toilet. The small red deck that is pictured also goes with the house. We have paperwork for the windows that have a lifetime warranty that is transferable to the next owner.

A thing to note about this Tiny, especially if you plan to reside in it full time: it was built for people about 5'11", so the kitchen ceiling may seem a little low if you are much taller than that.

Buyer will need to pay for transportation, but we will help with logistics, knowledge, and offer a recommendation for a professional company. It was moved into its current location with an F250.
