Boundary survey included for lots 1, 13, 14. Lots 13 and 14 are fenced in. The rest of the lots on block 16 are vacant and the owners do not want to sell (I know because I tried to buy all of the block) and it's unlikely that anyone will sell/build on them as lots 8, 9, 10, & 11 have been owned by the same family for decades, and won't sell -- which is good for you because that is long term privacy without having to cut the grass on those lots.

Tiny house is movable:
The tiny house is still on it's trailer frame and the axles are on the property. However, the city required that the axles be removed and that it be secured to a concrete foundation and connected to city utilities. This was completed by the previous owner. However, if you wanted to move the entire tiny house you could re-install the axles (which are in perfect shape.) you will have to purchase wheels and tires for the axles because we don't have that part.

Tiny house features:
High quality front door with glass and proper weather seal. Brand new qwik set smart locks that can be re-keyed without a locksmith. Hardwood floors, beaded paneling, insulation, 5000 btu ac (cools it on the hottest days with ease).

Solar power air conditioning:
This tiny house is cooled very well using a 5000 btu ac which means that for the low sum of $1200ish you can buy enough panels and charge controller to run the ac.

Private:
This is the most private and scenic property inside the city limits of spur, texas. This tiny house is literally the only house on the entire city block. There is no houses across the street on two sides of the entire block. There is a horse pasture and a wooded area.

Pecan orchard trees & wildlife & fenced area:
There are at least 7 mature pecan trees on the property that should fruit this year. I will be leaving a brand new 8 amp sunjoe brand pole saw to trim the branches/trees. There are tons of mesquite trees on the property. There are wild deer, fox, racoons, and skunks. (I kid you not, yesterday a fox walked by within 100 feet of us and my friend said the fox's name was "Todd" and called it's name and it turned around). There are tons of a colorful and exotic birds directly on the property and across the street. The property is 48,000+ square feet and the fenced area is about 16,000 square feet. The fenced area is plenty big enough for a horse, goats, chickens, etc.

The tiny home is on lot 1 with water, sewer, electric and fiber optic internet hooked up. The property has been pre-approved by the city for a guest bath house and laundry room on the same lot. The property was pending approval for a 14 site rv park on lots 12, 13, and 14 -- but since I am moving I am choosing to not pursue it.


Profit potentional:
You can make an airbnb rental village of up to 15 tiny homes (you can do more but you will have to do a 'public water works plan' if you do more than 15).
You can apply to the city to build an rv park which they are approving allot of. 14 sites at the going rate of $500/month is $7k/month residual income. It cost about $2k to install an rv site with water, sewer, electric and pedestal. Now with starlink you can provide wifi for the whole park for just $110/month.
Airbnb tiny homes rent for $35-$419 a night and there is a several month waiting list on airbnb's special tiny home section.
You can grow industrial hemp and cbd for fun or profit.
You can use this address to get a hemp retail sale license or chp (consumable hemp products license) and sell or brand cbd products anywhere in the state of texas.
You can raise chickens. At 30 cents an egg you only need 300 chickens to make $3k/month. 16,000 square feet is already fenced in!
The city allows you to buy/build sheds and put utilities to them and make them "Tiny homes". You can do this for sale or rent.
The surveyor will re-platt (reparcel) into smaller lots for you for $800. Then you can sell lots in your own tiny home village.
You can open a restaurant here. We joke that the benchmark for a successful restaurant here is 'edible' but another guy said "No, the benchmark for a successful restaurant here is 'open'" if you made $10 x 30 customers a day that's $300/day.
You are allowed to sell up to $50,000 worth of baked and non-perishable foods such as canned, or pickled food from your tiny home under texas's cottage food law.


Other things you can do with this property:
You can make an intentional community and house a bunch of your friends, or a harem. You can do 3d printed homes, icf homes, or a range of tiny home experimental architecture.

Commonly approved variances:
The city will allow you to park an rv on the property for a period of 1 year using if you apply for a variance.
Chickens/chicken coops are allowed with commonly approved city variance.

Historic monument/famous tiny home:
This tiny house is considered by the city of spur to be a historic monument because it was the first tiny home placed in spur since the "First tiny home friendly city" proclamation was made in 2014. This status will not restrict you from moving the tiny home to a new location if you so desired.

The first owner of this tiny house was a computer game programmer and he had the pick of all the parcels in the town and purchased this one because it was the most scenic and private. The original property included 3 lots but now I have added 3 more for a total of 6 lots. The previous owner paid $47,270.26 to purchase this tiny home and move it on the property and all the logistical costs. (we know this because it's posted on the internet as this was a famous tiny home seen by millions of people world wide). Also, you can see this tiny house is the thumbnail for many videos on youtube about spur, tx and it's also on the cover of the brochures the city has about spur, texas.

About the town of spur:
Spur was america's "First tiny home friendly town". It made this proclamation in 2014 and was flooded with people from all over the world. There are allot of californians and austinites in spur.

The town has a 24 hour gas station; a grocery store (with some insanely good ribs). There are 2 new restaurants, a coffee shop and another restaurant opening any day now, a dollar general, a brand new family dollar and dollar tree, and auto parts store, a taco stand and a gourmet pizza delivery service (surprisingly high quality pizza). Also, there is a pharmacy, tire shop, mechanic shop, and farm co-op shop, public library, and free public gym, hiking track, baseball and football fields, and there is a million dollar project to rebuild the city pool which is underway.

The downtown is surprisingly charming at night time with the lights of the palace theater illuminating it.

The united states postal service & amazon prime, ups, fedex all deliver to the tiny house. I can even get overnight deliveries from anywhere in the country at this address. There is a post office in the town. There is a highly rated natural spring in the county just outside the town.

There is garbage pickup and it's included in the water bills. There is organic food and all the big box stores you could want in lubbock which is 71 miles west.

Things to think about:
If someone were to give you a piece of land in the middle of the country. You would have to spend $20,000 for a septic system installed and that would have a limited capacity of "Bedrooms, sinks and toilets". Plus you would have to have a water well dug which may cost another $10,000. Right there you are at $30k before you even add electricity or the first of any building. Here you can hook up to city water and sewer for $1100 for the tap fee including the deposit. Also you have paved roads here. The lawn has a curb. You have six already seperate parcels if you wanted to sell to your friends you can sell for $5k each and make most of your money back to pay for the whole purchase.

If you are moderately politically ambitious you can run for city council or mayor.


Lawnmower included:
I will leave the riding lawnmower and pole saw. The riding lawnmower is a beast with a 17.5hp motor and makes tight turns. It can literally mow over 1" thick mesquite trees with ease.

Inside of tiny home:
There is room to add another loft inside the tiny home to give it a "Split level" in addition to the ground floor and the existing loft (which has a skylight and front facing window, and power outlet).

Notes on pictures:
The pictures are natural with no filters. I didn't "Stage" the pictures. I know I could have done a better job by cleaning up the yard/cutting the grass; and moving my junk out of the way before I took pictures, but I didn't. All but one of the interior pictures are from the previous owner's blog. The interior picture with the washer/dryer in it is the one I took and is the most recent. As you can see the interior could use some new paint/tlc from that picture, but you would want to do that to your taste anyway.

I just added tons of pictures of the extra lots and fenced in area. The property is actually allot bigger than 1.2 acres when you factor in the city setbacks and alley way.

The picture of the boundary survey shows only 3 of the 6 lots as I acquired the other 3 after the original purchase.
