Tiny began as a MitchCraft Tiny Homes shell destined to be either a photography studio or small footprint livable home. Two large windows allow great views on each side as well as entrance of abundant natural light. Seven smaller windows allow for ventilation and more natural lighting. The shiplap walls improve interior lighting. Having a bathroom, mini-kitchen, sleeping loft, storage loft and sitting area, Tiny is now ready for use as a dwelling, BnB, mountain retreat, guest house, office, art studio/she shed or the like! It is attractive, comfortable, functional and nicely finished. Moveable furniture allows for customization. Furnishings in the pictures stay. In addition, a new Magic Chef 10.1 cu ft refrigerator (not pictured) is now included with the microwave on top. The Kraus kitchen sink is 15”W x 20”L x 9”Deep mounted to maximize counter space. Carpeted lofts cover their finished tongue and groove floors. The sleeping loft over the sitting area is 6 ft x 8 ft; the storage loft, 3 ft x 8 ft. The bathroom has a flush toilet, 3 x 3 ft shower with dual shower head, small sink and propane tankless water heater. The plumbing is ready for sewer, septic tank or RV park connection. Other features include a remotely-controlled ceiling fan, an oak fold-down table (made from a repurposed church pew back), in-wall propane heater, luxury vinyl flooring, 50 amp electrical service, moveable electric oil filled radiant heater, 4” foam mattress in sleeping loft, and a portable induction cooktop (stored in drawer). The “shed” at the end houses 2 large propane tanks and provides even more storage space. Tiny has 181 sq ft including lofts.This is a minimalist’s joy without sacrificing the essentials! Tiny is certified by NOAH as complying with ANSI 119.5 Standard for Park Model RV’s. Plumbing finished out in 2024.
Insulation
Mitchcraft Tiny Homes recommended and provided R32 insulation for the ceiling and R15 for the walls. There is also insulation under the floor. The tiny home is very tightly constructed as well with almost no air infiltration. (The ceiling has a solid 6 inches of insulation and the walls have standard batt insulation.)
Roof
The roof is 24 gage standing seam metal roofing with Class 4 hail protection. Advanced Metal Solutions in Fort Collins is the supplier. If you need more information call them at show contact info . Ask for Andy.
SnoBlox snow guards
SnoBlox (snoblox-snojax.com) snow guards on the roof keep sheets of snow from falling down in one piece. The snow melts on the roof instead.
Insurance
Yes! You can get insurance on a Tiny Home. I insured with Strategic Insurance Agency in Colorado Springs show contact info ). Strategic writes tiny homes on a dwelling fire broad form (DP-2), not as a travel trailer. You can get quotes online from them at http://tinyhome.insure.
There are other agencies that insure tiny homes as well.
(For the options I chose, my annual premium was $592.25.)
Mattress
The mattress included is nearly new; Milliard Trifolding Mattress with washable cover space saver single size (75 in. x 25 in. x 4 in.) It is 100% compliant with all U. S. safety regulations.

Windows
All 9 windows are Anderson Windows, double-pane tempered glass windows. The two large picture windows do not open. The lower one on the tongue end opens as an awning window. The two upper windows, one on each end slide sideways, the two upper windows on the right side crank open (one to the left and the other to the right). The remaining two windows (in the bathroom and over the sink) slide up to open.
Lighting
Lights in the loft and in the living area are all dimmer-switched LED. The loft lights can be switched on or off from the main floor as well as in the loft.
Bathroom
The shower is full-sized. The toilet is chair height and uses only 1.28 gallons per flush.
Financing
There are options for financing. Some banks or credit unions will finance a tiny home that is RV Certified (mine is) with an RV loan. Other options are a personal loan (but usually at a high interest rate), a home equity loan or line of credit. The better your credit, the lower the interest rate, typically. Those with bad credit may be able to get a loan by having a credit-worthy co-signer.

In addition to the cost of the tiny home, you must also consider the cost of the land, whether leasing or purchasing. Also, some counties and cities are more friendly towards tiny homes so zoning should also be considered in your tiny home placement.
