36' Luxury Modern Tiny House on Wheels

We are selling our Tiny House on Wheels, which was completed in December 2020 and is located in Feura Bush, NY, about 20 minutes from Albany, NY. The dimensions are 36' long, 8.5' wide, and 13.5' tall, giving approximately 432 sq. ft including the 16' deep loft and a separate 2' deep storage loft. This house was custom built by Willowbee Tiny Homes in Saugerties, NY. It is RVIA certified, meaning according to DMV, it is an RV, so parking and restrictions are nothing to worry about.

The house is full of luxurious touches, such as a custom window seat bump-out in living room, full size french doors, 24" in-wall electric oven, 4 burner black propane cook top, full-size farmhouse sink, Bosch 18" dishwasher with cabinet panel front, beverage cooler, custom vent hood, herringbone subway tile backsplash, luxury vinyl plank floors, subway tile shower with tub, heated tile bathroom floor, quartz vanity counter, vinyl siding, shiplap interior, custom bed frame with tons of storage underneath, and other premium and custom features throughout.

In the main-floor bedroom, there are two drawers underneath the bed, one of which pulls out about 6 feet for ample storage. There is also a 32" television that has a coaxial cable hook up.

The custom wrap-around stairs feature ample storage underneath and lead to an oversized loft. The main part of the loft is large enough for a king-sized bed, while the smaller section features a custom hammock-style cargo netting system to sit and read or just relax.

For utilies, there is a mini-split HVAC system with two interior units (one in the main living space and one in the downstairs bedroom) that provide more than enough power to heat and cool the home. There is also a Dickinson Marine Heater to provide additional heat and ambiance. There is an on-demand propane water heater, so running out of hot water is never an issue. The toilet is a Separett Composting Toilet, so the waste water only releases grey water. Underneath the bed, there is a 40 gallon storage tank for freshwater. There is also an LG washer/dryer ventless combo unit underneath the bathroom vanity. The home utilizes a Lunos E2 air exchanger system, one unit on each end of the house, so fresh air is always being brought into the home without the loss of heat/cool.

The structure of the home is steel framing, black metal roofing, and vinyl siding and is insulated with closed cell spray foam used in the subfloor, ceilings, and walls. The house itself weighs approximately 14,000lbs. The trailer is a 3-axle custom built trailer rated to 21,000lbs.

This house has been a great experience for us and really feels like our dream home. If our family's situation were different, we would have lived in the home for several years to come. In the sale of the home, we will include 225' of heated hoses, 50' 50-AMP power cord, 30' sewer hose, stairs, couch, television, and bench seat as well! The couch has storage underneath for books, blankets, and other items.
