30ft tiny home ready in January/February! Built on the solid foundation of an Iron Eagle trailer, this tiny home boasts large windows to let in natural light, a downstairs bedroom with vaulted ceilings, a full bathroom, washer/dryer, on demand hot water heater, a mini split, and a loft for extra sleeping space or storage . Great for a primary home, guest house, extended family, or Airbnb. Come tour the home at our shop! We added some interior pictures so that you can get a sense of the space and design. However, the interior isn't complete yet, so we will update as we finish.

- Trailer: We started with an Iron Eagle PAD trailer for a fully functional purpose built foundation.
- Lumber: Premium doug fir #2 or better lumber with 2x4 walls and 2x6 roofs and floors.
- Sheathing: CDX plywood
- Roofing: Standing seam metal
- Siding: Combination of standing seam metal and tongue and groove sealed pine
- Windows: Double pane energy efficient. Interior trim is white, exterior black to match the siding
- Insulation: Rockwool insulation provides the best combination of environmentally friendly, high R value, and low allergen protection against heat and cold.
- Electrical: 120V 60hz 50 amp service with RV style connections. Dimmable lights throughout, and outlets just where you need them.
- Plumbing: Insulated hot and cold water lines, waste lines go to an RV style dump outlet. No through roof plumbing venting for improved clearance and appearance.
- Interior walls: modern look with MDF primed and painted
- Counters: Butcher block kitchen counters.
- Bathroom: Dual flush toilet, tub and shower combo, exhaust fan, replacement air vent, vanity and sink depending on layout.
- Appliances: Propane range and oven, 10 cubic foot fridge, washer/dryer, propane on demand hot water heater
