This 240 sq ft (12'x20') converted shed is set-up to be totally off grid. I purchased the shed in June of 2020 and spent the last year working on it and living out of it. So yes, it was built this past year, has a metal roof, big 8x12 lofted bedroom and a 4x12 lofted guest room, new kitchen with gas stove the propane tank I have installed actually lasted me 8 months before I refilled it and I cook 2 meals a day on it, FYI, since it is not hooked up to power you do have to start it with a lighter BUT you can hook it up to power and the electric starter will work) and TALL fridge (almost equal to a full size fridge) that will come with it!

The entire shed is insulated with reflective on the roof PLUS R-19 attic insulation. ALL walls are insulated with R-13. Additionally, I paid an extra $800 and had the underside to this tiny home spay insulated! Keeps the floor from cooling the house too much AND keeps the floor echoing from happening when you walk.

I chose NOT to sheet rock the walls so weight would not become and issue so all the walls are a an 1/8" light weight wood. If you are not familiar with tiny house rules, tile is a BIG NO NO so the tile you see is a non grouted tile replica. They cost .98 a tile at home depot so if you scratch one, you pop it up and replace it.

Things that come with the house:
1. AC Unit - Purchased this summer
2. Fridge - Purchased 2 months ago
3. Composting Toilet (I got to my local wood mill and they give me all the saw dust I want if I sweep it up myself, pro tip haha)
4. Non-Electric Pellet Stove - 3 years old
5. Small Green Couch you see in the photos
6. Solar Powered Lights
7. Stove - 8 Months old
8. Anything else I bought for the house but never installed (plumbing drain pipes, extra trim, pallet boards to finish off the guest wall, etc....)

Things that do NOT come with the house:
1. Full size bed and bedding in the photos
2. Twin size bed in the "guest loft" (it can be storage too)
3. The office desk, chair and computers in the photos
4. Outside patio table and chairs

The "crazy shaped thing" next to the stairs in the photo is actually a Non-Electric Pellet Stove! These stoves can heat up to a 1400 sq ft space so I purchased a modified burn basket to burn at a cooler temp. Please go to YouTube and watch videos about the WiseWay Non Electric Pellet Stove to see HOW COOL this thing is. They retail for about $1500 and all of the accessories will run you close to $2500. These stoves also are the MOST eco friendly pellet stove option on the market and it needs NO POWER to run!!!!! ALL OF THIS COMES with the house :-)

The "random" bridge connecting the two lofts is NOT meant for human usage hahaha. I built a bridge for my two dogs and they LOVE to lay in the guest room and stare out the window!

The water systems for the house are 5 gallon tanks that are below the sinks. I have all the plumbing items you will need if you want to drain this directly out of the house (I did not add these in before moving it because the movers will need to get under the house and it could risk breaking it. I will leave all the plumbing pipes in the house when it ships to you so you do not have to purchase anything to complete that project :-)

The whole house is wired for electrical so you can plug this into an outlet and have FULL POWER to the house.

All of the lights you see in the photos are on solar. These do NOT run off of the houses electrical system. The fridge does though so if you plan to run the fridge you will need to power the house or add a panel to it.

There are still a few small things that need to be completed so please look at the photos carefully AND feel free to ask me ANYTHING you have a question on :-)

When it comes to shipping this to you, I am going to be bolting the fridge to the wall and taking down the bathroom vanity to wrap the top in bubble wrap. I will also be pulling down the pellet stove and chimney to strap down inside of the house so you will have to put that back up. Companies will NOT love these with outside things like that hanging off so that is non-negotiable. All other items will be boxed and wrapped (stove parts, propane tank and other small items that you do not want bounding around in here). I am not sure if you have seen how sheds are delivered but you will thank me for doing all of that after you receive it and watch for yourself haha.
