Hello and thanks for checking out our listing! We built and lived in our beloved tiny home for 3 years, and it is time to let someone else enjoy the simple life that we enjoyed so much. This tiny home is designed for someone (or family/pet family) who wants a unique, thoughtful home, that has great character, a warm homey feeling, and thoughtful function. Since it is already built and gently used, this is also a great option for an eco-minded person looking to avoid buying any new construction materials.



I will give full disclosure about the tiny house in the description below which includes many technical details, but please feel free to ask any questions after reading! Detailed photos and descriptions also listed. Thanks again for looking.

This tiny home is 20' long and 8' wide, and is built atop an extremely sturdy two-axle 9,999 lb rated trailer. The trailer was purchased through Tumbleweed Tiny Homes, and was built specifically to have a wood frame structure placed atop it. We have the title for the trailer and will, of course, transfer it to you so you can register it.
The trailer bed itself is infilled with rigid insulation for a comfortable floor in all temperatures. From this point upwards, proper wood-frame construction techniques were employed to create a true home. The sill plate is fastened to each corner of the trailer very securely with hurricane ties, bolted to 5/8" threaded rods which are welded directly to the trailer. The walls are 2x4 wood studs, sheathed in Zip System exterior panels for moisture resistance, and finished with clapboards and cedar shingles. On the inside, the walls were filled with sheeps wool insulation which is very good for thermal insulation, and also naturally moisture and fire resistant. The inside walls were then finished in 3/4" shiplap boards. The windows are Anderson 400 series (very nice - I recommend these to all my architecture project clients). There are also two reclaimed stained glass windows in the design.

The roof/ceiling construction is similar, but uses larger 2x6 joists to handle the 8' span. Hurricane ties were used at every joist to wall connection. The ceiling is insulated with both sheeps wool and rigid board insulation, and has an air space above (along with soffit vents at each bay) to prevent mold/moisture build up. The exterior of the roof uses a heavier Zip System plywood, thick ice and water barrier, then two tone asphalt shingles. A small portion of knee-wall where the two roof pitches meet has yet to be clad with siding.

The home has its own electrical panel, nicely labeled for each circuit, and uses heavier-than-standard wire for a nice system. There is an exterior port to plug in a main power source to power the home. I recommend having a licensed electrician complete the final connection for you, and ensure the main port is locked from the outside. Some of the dimmer switches we installed did not seem to work very great with LED bulbs, but still function. One of the kitchen light fixtures also has stopped working. The bathroom has a fan that vents to the outside.

The home is heated by a small cast iron wood stove (meant for a boat), with a professionally installed stovepipe through the roof. The top portion (outside) of the chimney is removable for travel purposes with just a few bolts. We also supplemented this heat with an electric heater during colder winter nights.

There is a 35 gallon water tank below the kitchen counter that is filled from a port from the exterior, and can also be bypassed and plugged into a hose. There is a 2.5 gallon on-demand hot water heater also below the counter. Both the hot water heater and the water pump have their own switches and can be turned off when not in use. The two sinks currently run directly outside with 2.5" pvc pipe, and are ready to be connected to a gray water or collection system.

The shower area is all rough plumbed, both hot and cold water, but is not finished. The bathroom also has an area for a compost toilet, but one is not supplied with this listing.

The loft area makes for a really nice bedroom, and we each had enough room to sit fully upright and work on the computer without hitting our heads (I am 5'-9" tall). There is a beautiful reclaimed stained-glass window that lets in some lovely light, along with a big triple square window. The floors of the loft are beautiful oak hardwood that was extra from another project, however as the home settled a bit some of them shifted, perhaps due to temperature change. The stairs heading up to the loft have a decent incline, more comfortable to use than a ladder, and provide storage under each step. There is currently no railing on the stairs, but a post at the top and bottom would be good anchor points for one.

There is storage built into every space we could, but still has a nice open feeling to the layout. The living space has a comfortable bench area that flips up for more storage.

The exterior door was custom built for this home and is nice and heavy duty, but could use a new layer of finish at this time.


Overall this is a really charming, comfortable little house that really likes to be lived in. It is excited to have new owners and a new property to enjoy!

**The only somewhat serious issue we ever encountered was some moisture dripping from the ceiling on one occasion in the winter. We investigated to find a leak, but we learned this was probably caused by an exposed edge of roofing plywood, that has since been covered up properly. The problem never returned. Because of the investigation to find out how water was forming, a few of the ceiling boards were removed and have yet to be replaced. The positive side is you will get to see the guts of the construction method before finishing it up.


***The trailer has its original tires and brakes, and was only ever moved around the yard in which it was built. It will be the buyers responsibility to arrange proper transport of the home to its new location. The buyer and transporter responsible should have the tires, brakes, and hitch assembly inspected before moving to ensure their safety.
