Thoroughly researched and carefully built 20' tiny house on wheels shell at 50% completion. Begun as a side project by two millennial siblings intended to sell, it is now a complete building envelope ready for the new owner to outfit the interior for their unique lifestyle needs.

Perfect for a home office, worksite office, mother in law suite, guest house, cabin, or studio, at 20' x 8.5' and 13'2" tall it is short enough to tow under legal height limits and small enough to fit in many backyards.

With professionally installed charcoal steel siding, modern and durable shed-style charcoal steel roof, seven new white double-pane acrylic windows, and new white pre-hung fibreglass door with high quality Schlage lock, its simple, modern, low-maintenance design allows it to blend into any neighborhood or worksite.

The shed-style roof design creates a spacious interior featuring approximately 10 feet of height along the main wall. Windows are arranged to enable natural loft lighting should a loft be part of your plans. Three of the seven windows open, each installed on a different wall to maximize cross-breeze.

Trailer & Subfloor:
Built on a new registered VIN 10,000lb GVW rated 2016 double axle I-beam trailer on 16" centers, the 2x6 subfloor is anchored to the trailer with heavy bolts and u-bolts at 16 points. Insulated at R-value 27.5 with rigid XPS, EPS, and polyiso styrofoam foam-sealed at edges. Underside sealed with aluminum flashing, caulked and foil-taped at seams. Covered with 3/4" T&G OSB and ready to receive the flooring finish of your choice.

Structure:
Framed in traditional 2x4 lumber at 24" o.c. to reduce weight and increase R-value. Exterior wall sheathed in 1/2" plywood, wrapped in tyvek and finished with professionally installed steel siding with aerodynamic overlap design to reduce wind resistance at panel edges.

Roof:
Roof slope is 3.215:12 or 15° to allow ease of snow shedding and increased durability. Finished with Charcoal Tough Rib from Westman Steel over Roofgard Cool Grey roofing paper and Lastobond Shield HT waterproof underlayment. The roof features a 3/4" ventilation space set on 1x4 furring strips and sealed from insects with mesh screen. Roof is supported by 2x6 end trusses and doubled 2x4 field trusses on 24" centers. It is pre-insulated with two 1" layers of edge-sealed XPS rigid styrofoam insulation giving an R-value of 10. Truss bays have 3.5" of room left open for electrical wiring and additional insulation of your choice.

Dimensions are 20 x 8'6" x 13'2" allowing towing within legal size limits.
