This designer tiny home has ADA features that make it the perfect space saving and energy-efficient home. The tiny house is built on a 24-ft, custom, purpose-built trailer. The trailer is tandem axle with brakes and weighs 2200 lbs. Maximum load is 14,000 lbs. including trailer. Sheet steel is welded to the underside of the trailer to provide a sealed surface to allow more space for insulation under the floor and to prevent any water, road debris, rodents etc. from getting into the underside of the home. This is very different than most tiny home construction.

Floor joists were framed in sections and attached to the trailer cross beams and side beams using bolts and locking airplane nuts (Nylocs). There is a foam insulator that provides a thermal break between the metal of the trailer and the wooden joists. This prevents transfer of heat and cold.

The cavities in the floor (8 inches total) were filled with loose sheep's wool insulation. Sheep's wool does not mildew, is a sound-deadener, resists fire, expands rather than compresses over time, and is equal in insulation value to Fiberglas. It is treated with Boron (a non-toxic substance) to repel insects. Loose wool was used under the floor and wool batts in the walls and ceiling. The under-floor insulation is R-32, the walls are R-19 to R-28, and in the ceiling is R-32.

Walls were constructed flat on the trailer deck of 2x4 and 2x6 lumber, then raised into position. Then everything was glued and screwed together for maximum rigidity since this is a movable home. Walls when stood up were then braced and screwed down into the decking. The siding is clear cedar lap siding installed with screws so that any individual piece of siding can easily be replaced if needed. On the interior of the home, the ceiling is tongue-and-groove fir, clear-coated with a natural sealant. The flooring is 3/4-inch tongue-and-groove red oak with a commercial finish guaranteed for 100 years.
