Vintage Trailer/Tiny Summer Home/Cottage

Nestled on the shores of Lake Ontario is a lovely little cottage community in the town of Webster, New York. Many lifelong residents of Webster are not even aware of this charming community approximately 50 cottages and trailers.

Rochester International Airport 30 minutes

Downtown Rochester 25 minutes

The Vintage 1950s fully furnished trailer for sale has been updated and is a cozy getaway. The exterior is nicely painted, has a large covered porch, steel roof, two older sheds, a gravel driveway and a lovely perennial garden with many perennials across the property.

I purchased the trailer in 2012, and did had many updates done including a new bathroom, new plumbing, new floors, built-in bunk beds, new kitchen counters, and sink plus a lovely 10 x 12 sunroom. The living area is also 10 x 12 and the bedroom is 8 x 10 and holds a queen size bed. The original cupboards and closets were in excellent condition and I had them painted off-white to make it nice and bright inside. The ceiling is still the original wood finish and is in excellent condition. There is considerable storage throughout.

I am offering this fully furnished with everything you need to take occupancy with the exception of food!

The location of my unit is ideal for privacy and is on one of the largest lots in the community. It is a 2-minute walk to the lake where there is a small boat launch, a lovely birm, overlooking the lake, where many gather in the evenings for campfires and some of the most beautiful sunsets you'll ever see. If you prefer more privacy, the covered deck of my trailer overlooks nothing but green days and starry nights.

A walk down to The Grove which many cottages surround and you'll find a swing set and the basketball hoop. A large tent where residents gather for social events and that can also be reserved for your own private events.

Four Mile Creek which runs through the community is a great source of fishing and also great fun for children.

Many of the residents are snowbirds that return to our area to enjoy our wonderful summer and fall weather.

Just before the entrance to the community is a fine dining restaurant as well as a country store with a smaller restaurant and bar as well.

We ( I have two teenagers) spent the last four Summers at our little getaway and it has been delightful. However, I also live in Webster and now that my children are a bit older, we have less time to spend at our special retreat which we named ¨The Cocoon".

I have posted only one picture of the exterior which I took just last week and obviously doesn't show the beauty in bloom. I am happy to forward several additional pictures to you if you are seriously interested. I'm hoping to find a buyer that will love it as much as we do!

There is a sewer system for the community and the gates and water will be open on May 1st. However, I still have access to The Cocoon year round and you can have electric year round but not water.

Should you purchase, you will own everything on the lot but the lot is leased to you on an annual basis. The current cost is approximately $3700 due each year by May 1st, a discount is offered if paid earlier. If you purchase from me by May 1st, I will include the first years lease in the price you pay. Anything after May 1 you would pay a pro-rated lot lease.

Also, of note is that this is a very private community, only the owners, and their immediate families are allowed to stay in the cottages alone. Guests are allowed but only when the owner is present. Renting is not allowed as part of the lot lease agreement and this is a very nice benefit which has resulted in several long-term residents and truly defines it as a community.

Pets are allowed. We have a dog that enjoyed the time with us there as well.
