Dwelling area of house is approximately 16’, built on a 102” wide custom built Bri-Mar 12,000 lb trailer with manufacturer welded attachment brackets.
House includes owner-installed 3-burner Suburban propane cooktop, Dickinson Marine P12000 fireplace, and 12 gallon electric water heater.
Original floors replaced with vinyl snap-lock rustic plank flooring. Tongue and groove pine flooring in lofts and under kitchen cabinet area.
Bathroom includes an approximately 3’x3’ fiberglass shower stall and low flush Dometic 310 RV-style toilet.
Sleeping loft accommodates a full sized mattress with built in storage on sides. Approximately 3' deep storage loft opposite.
Walls are shiplap poplar wood and drywall, with pickled white shiplap poplar ceiling. Wormy maple bookshelf and cabinets.
30-amp electric service. Four-prong style plug.
Sale includes a 3.1 cuft fridge/freezer, microwave, and new window unit air conditioner. Set of four new tires will be installed upon sale.
*House is owner built. Care was taken to build this house strong and well, but some finish aspects may be less than “contractor perfect”. Exterior siding and windows were last stained and painted in 2018. Interior painting and finish may contain some minor surface blemishes. Owner is currently residing in Ohio, but property owners will be available for scheduled viewings to serious buyers in Washington, Virginia.

-How much does the house weigh?
I have never weighed the house, so I cannot provide a definite answer. However, these folks built the same model with some small differences, and it weighed 7,800 lbs. (https://evanandgabbystinyhouse.wordpress.com/2012/01/16/maiden-voyage-a-trip-to-the-scales/)
- What's it like to tow?
I have moved the house two times (one short trip across city, one longer 125 mile trip on back highways with high winds). Both times I used a 3/4 ton pick up (Ram 2500, F-250) and felt that they handled it quite well and that the weight was well disbursed.
- What sort of utilities connections does it have?
30 amp circuit breaker is supplied by a ~20' cable with 4-prong connector, similar to those used for generators and RVs. Water connection is through the bottom of the house near the hitch. It was last connected to a 1/2" underground water line, but can also be connected with a standard garden hose by unscrewing a nipple adapter. Black (toilet) and grey (sink, shower) water sewage are separate. Black water is configured to connect to a wheeled black water tank, which then gets dumped in the sewer. Grey water could also go into a dump tank, or other system.
- Do the utilities work?
House is not currently hooked to utilities. We have a generator that will be able to be connected to the house to test the electric system, and with enough garden hoses (a few hundred feet!), may be able to reach it, but cannot guarantee that it will be feasible to test. Utilities were in working order prior to disconnecting in 2019, and water system was drained.
- Can you do owner financing?
Sorry, but I am not able to offer owner financing.
- Can you move it for me?
Unlikely. While I love towing trailers, I am in school currently with little flexibility to take time off. My family can be available to show the house to serious buyers and help facilitate the sale, but they are not able to move the house themselves.
Is there anything wrong with it?
To the best of my knowledge, it has no major issues. During my first year of living in it, I made a careless mistake by leaving the heat off while away overnight during a cold snap (low teens, single digits). A pipe near the toilet froze and burst, which caused some water damage to the original pine floor. I removed the flooring (except for under the kitchen cabinet), dried the subflooring for several weeks to make sure there was no mold, and replaced with snap lock vinyl plank flooring (which cleans nicely!). I've noticed a couple places where there's been some slight separation of the joints in the snap lock flooring (due to seasonal expansion-contraction), but don't find it to be particularly noticeable. Front porch decking is rough saw oak boards, which have some rot. Interior painting could use some sprucing up/patching of picture hook holes. House is owner built, so not perfect, but I tried to take my time, use the best materials, and build it sturdy.
-Is the house RVIA certified?
No, house is owner built, and is not factory certified. The BriMar equipment trailer has a standard vehicle/trailer title. For those interested in insuring a tiny house, I believe there are some companies that work with owner built houses, but do not have any personal recommendations.
-Is the price negotiable?
Yes, reasonable offers are accepted from serious buyers.
- What are the dimensions?
I don't have a full listing of exact dimensions, but my brother provided the following measurements: Living room interior width is about 6'7"; length of living room from bathroom wall to front door about 9'5"; closet (next to front door) 1' 10.5"x1' 11.5"; width of bathroom about 3'; length of kitchen from inner edge of cabinet to the outer bathroom wall is 4'; width from bathroom door to outer edge of cabinet is 2'.
