This little trailer measures about 12' x 24' and has approx. 230sq. ft. inside with a 2 5/16 in. ball hitch. It can be towed with a half ton truck or larger. (THIS MUST BE MOVED - NOT RENTING OUT, NO LOT FOR RENT) It sits on a metal frame trailer with 2 wheels on either side. There is a window and the entry door on the front, a window on each end, and 2 windows on the back. All windows measure 36" x 36" and 2 of them have screens. Comes with tie downs, blocks, stairs with hand rail, and we're including (for free, not factored into asking price) a fully screened in porch that measures approximately 10' x 10'. It has 2 kind of separate rooms on each end, they are about the same size but the one furthest from the door is a bit smaller. The "rooms" are separated by a small, enclosed bathroom. Plenty of outlets throughout, light in each room, outdoor outlets on front and back, as well as motion sensor flood lights on both ends. It is in "project" condition. We were in the middle of working on it when our plans changed. We have most of the materials needed to finish it. It is wired and insulated, and we were beginning to work on the plumbing (there is a hole for the toilet drain to go down through the floor, and we have the drain pipe). We've done a good deal of work on it, including painting, trim work, wall panels, light fixtures, and more. But it still needs a little work inside and out.
What it needs done:
fixtures plumbed in (then wall panels put up in bathroom, they are down right now so that pipes can be placed in walls)
flooring (plywood subfloor is in place)
underbelly covered (most of it is covered with metal, only about 6"-12" on either side is exposed underneath for the length of the trailer.)
power cord wired to breaker box (we have a 30 amp cord for it and have led it in to the box through the wall, it's just not wired to the breaker box yet.)
will probably need new tires before towing
Materials to finish it included in price:
a few spare tires (not sure how well they hold air)
bathroom sink on small cabinet
new RV corner tub (no wall surround)
square stand alone shower stall (used, needs cleaning and some hardware to install, comes with the pan, wall surround, and glass door - throwing this in for free so you have your choice of small tub or shower stall)
kitchen base cabinets (hand stained and sealed)
6' formica counter top to go on cabinets
double basin stainless steel kitchen sink
deep fiberglass white kitchen sink (kitchen counter already has a cutout to fit this sink, but the cutout could be lengthened a little bit to accommodate the other sink if you preferred)
brushed nickel kitchen faucet
great used condition hardwood laminate flooring (light color, floating lock together type, have plenty of it, more than enough)
flooring installation kit
new porcelain glazed tile for the bathroom (will need grout, we don't have that)
foam and water barrier materials to go under flooring
wire wall shelving (mounting hardware not included but easily obtained at Lowe's or Home Depot)
used 50 gallon electric water heater (this will need to be wired in too, we were planning to convert it to passive solar so it's not wired in)
all PVC supply pipe you should need (3/4" - no drain pipes except for toilet pipe)
various 3/4" pipe fittings and couplings
one way vent pipe with pea trap (you can install this inside since it is one way, rather than have to go through the roof)
plumber's glue
interior door, if you want it (used, we were thinking of putting it between the 2 "rooms," since they are not totally separated from each other. This would require a door jam be installed inside where you want the door)
extra insulation
extra trim pieces
...probably a little more that I'm forgetting
This is a custom built trailer, so it does not have a title. We do have a bill of sale that we wrote up when we bought it last year. We will give this to you as well as writing up a new bill of sale for the transaction.
The screened in porch is not on our property, we never moved it yet and it is near Blue Springs, about 45 min. from Dothan. The porch will need to be moved on a flat bed or similar, as it is large and heavy. It is a very nice porch, with metal screening, a locking door, a tin roof and has 4" x 4" legs. It's on someone else's property (who we bought it from), so you won't be able to just go and look at it, you will have to go by pictures from us. This is why we have not factored it into our asking price. If you want it, you will just have to let us know when you will be moving it, so that we can let the family know. The porch is definitely worth the effort, and was built only a couple of years ago. We just were never able to get it here.
