This is a 10 x 24 ft tiny house with two lofts. It was built by Slabtown Customs and is a flip loft design, which means that one of the lofts is on the main level. That served as a bedroom for my young children. The main level "loft" is 4 feet tall. The kitchen is on top of the main level loft, and is accessed by a ladder (around 4.5 ft). The kitchen is a standard-height room (able to stand straight up in it). The adult sleeping loft is above the bathroom and part of the living room and is accessed by a 7.5 ft ladder, which can be stored on hooks beside the front door.
****There is a small leak at the bottom left corner of the front door. It only happens during very heavy rain. We have replaced the threshold and weather stripping, but it has not fixed it. We think it may be a matter of needing caulk underneath the threshold, but we do not have time to investigate it further at this time. Because of the leak, we have taken $3,000 off the price.****
The bathroom has a washing machine, sink, full size bath tub/shower, and a porcelain RV-style toilet. (No holding tanks.) It has a shelf above the washing machine as well as a cabinet with a clothes rod, and 3 shelves below the cabinet. The bathroom door (pocket door) also has a cat door on it.
The A/C is an A/C/heat combo unit and has a remote. The ceiling fan has a remote as well.
There is plenty of storage in the kitchen. Two cabinets have rods for hanging clothes, and three cabinets have shelves (including the upper corner cabinet which has very spacious L-shaped shelves, to utilize corner space). Seller is open to including induction cooktop in sale if buyer is interested. Refrigerator is 10 cu ft and has a top freezer.
Grown-up sleeping loft and living room both have carpet squares in them (see pictures). Kitchen, bathroom, and main level loft have laminate. Walls and ceiling are all tongue and groove pine.
The house did have a hard start. En route to us last year, some unfortunate drivers ran it into a bridge, which sheared off the metal roof. It went back to Scott at Slabtown Customs, and he repaired it. Other than the emotional and mental damage we personally endured, there have been no consequences from the accident. (No leaks, no loss of energy efficiency, etc.) The extra road miles going back to Slabtown Customs and then back to us (after the accident) did loosen a lot of the plumbing, but we have tightened, repaired, or replaced any connections that needed it.
The house is leveled and tied down in a delightful RV park in NE San Antonio. We are selling it where it is. (Lot rent is $425/month plus electricity. The $425 includes water, sewer, and trash pick up.)
The house has 3 axles (one with brakes), but the tires were taken off when the house was leveled. It can be moved, but it is both over width and over height, which requires both a driver with a CDL and permits (and possibly escort cars, depending on the state).
Miscellaneous details: There are bookshelves built in (as you can see in pictures). There are two windows in the living room, one in the adult sleeping loft, one in the bathroom, one in the kitchen, and one in the main level loft. Curtains come with the house if the buyer would like them.
We are selling because my husband's job is transferring him (quite unexpectedly). We have moved out, so it is available immediately.
