Legacy Hacienda model. 399 sq ft., 11.5x34.7, 1 bedroom, one bath + kitchen and living room with washer/dryer, two a/c+heat units and mostly furnished. Covered porch with ramp.

Also included is a 8x12 shed and a D130 John Deere mower with cart. Mower has only 14 hours on it.

Tiny home, shed and John Deere are all less than 2 years old. All items are clean and gently used.

NOT included: Books, personal items in house such as pictures, TVs, computer, folding mini desk, misc kitchen.

The house is heated and air-conditioned by electric units. There are two units, one in the kitchen (you can see it mounted at the ceiling in one of the kitchen pictures shown). The other is in the bedroom. These units have remote control. They work very well, and are very efficient in Texas heat/cold.

The house has propane hookup. The only thing I use propane for is to get hot water. I have two small tanks (five gallon, like BBQ grill tanks) - these are included in the price.

The kitchen have a 2 burner stove-top that uses propane. I noticed it used a lot of propane when I cooked on it. When I saw how much propane the burners were using, I bought cooking appliances so I rely on electric exclusively unless I want hot water, which is propane.

It is a tankless water heater.

The ramp is included, but the buyer will have to disassemble it and remove it with the house. Also included is the fencing around the house and stepping stone path if buyer is interested.

Buyer must move all items off property. Buyer is responsible for proper removal of items, and will be responsible for any damage that might be incurred during move.
