Tiny home for a family

This house was custom built with SIP panels to achieve max strength and max insulation value. The mini split heat and air unit is very efficient and very cheap to run. This unit has kept this house at 70 degrees with no problem through 90 degree days in Florida while parked out in the sun. House has kept 80 degrees with no problem through cold and windy Oklahoma nights when the temperatures dropped below freezing and the house was not protected from the wind. In fact before the mini split was installed I stayed in it through an ice storm during freezing temperatures and heated it with the kitchen oven and the house was plenty comfortable.

In our two years of living in this house I have towed this thow from Oklahoma to Louisiana to Vermont to Florida and back to Vermont without any towing issues at all. The weight distribution is about 25% on truck and 75% on the axels which is very important to be able to tow safely and easily. This house is currently located in VT however I will deliver it to your location as an added charge.

This house has a 60 gallon water tank with a battery powered pump along with a composting toilet to live off grid. It also has a 50 amp service box that can run off generator or can be directly plugged into a standard 50 amp RV service. The exterior hose connection also allows to connect to an RV site without using the tank and pump. The electric water heater has a 35 gallon capacity. This house has full kitchen and a full bathroom featuring a full size refrigerator in kitchen and a claw foot tub in bathroom. Stover with oven. Washer and dryer. The loft had a queen size mattress in it for us and the gooseneck bedroom had two single mattresses in the sleeping area above the bathroom for our two boys and the couch under the loft pulled out into a bed. This house comfortably accommodated our family of four and an occasional guest.

Trailer Specs:
This is a custom tiny home trailer from trailer made custom trailers.
8’ 6” wide and 24’ long with an added 7’ goose neck. The total height of house from road surface is 13’ 6”. You do not need a permit to pull this trailer with house through any of the 50 states. The trailer came with sealed aluminum undercarriage and 3/4” advantech subfloor and is insulated between the two with expandable spray foam. The two axels are rated to hold 7k lbs each with total capacity of 14k and fully loaded there is around 12k sitting weight on the axels. There is about 4K sitting pounds on the truck giving it the 25/75 weight distribution and a final sitting weight of 16k lbs.
