This is The Genesis. It was built by Tiny Heirloom. You may have seen it on their show on HGTV called Tiny Luxury. This exact home was featured in Country Living Magazine so you may have seen pictures online. I often see it on Instagram, posted by tiny enthusiast. I changed the exterior color last summer to periwinkle. The touch up paint comes with the house. I used the best exterior paint I could buy. It is Benjamin Moore Aura.
Inside -6'3" wide x 15'. The back half is split by a gallery kitchen on one side, the washer/dryer/storage closet and the bathroom/shower on the other side with the sleeping loft above. Both lofts are accessible by ladder(included).
When I purchased the house I was told that the square footage is 190', but I saw another one just like mine and they said it was 165'. I think it is 190' including the lofts.
Outside-7'3" wide x 24.5' long(32" of front porch/18 feet of house/28" of propane tank storage/20" of the truck hookups).
The height is tough to measure but I know it is under 13'.
It has 4 leveling scissor jacks welded to each corner.
There are honeycomb blinds on every window.
It comes with two 30amp power cords with connector which gives a length about 100 feet of stretch in case you want to park it away from the power source(like a backyard or driveway).
It has a grey and black water tank and RV toilet so it functions exactly like a RV. I took it to many RV parks. If you have the right truck(f350/ 3500) you can take it with you everywhere. If you are new to RV life and want to travel with it, I can teach you all my tricks easily. It really isnt hard. Also included is a full size spare tire.
Not shown in the photos is a pot rack with hooks on the ceiling of the kitchen and also a large magnet plate to hang magnetic spice jars.
2 large propane tanks in the front outside storage. I only used one the whole time I had it. One tank would last me about 8 months, but I was only using the propane to cook/bake. [4 burner stove top and oven] The propane boat style heater was never used by me. I never really needed it. I had a small electric heater that I used to keep the bathroom warm when I was taking a shower in the colder months.
The instant hot water tank for the shower(and sinks) runs on electric. The house has a lot of outlets and in the kitchen there are USB ports for charging your devices.
Hardwood floors , granite counter top, IKEA sink in bathroom, rolling barn door style door for bathroom, stereo hookups and ceiling speakers built in, built in carbon monoxide detectors, NEST Protect alarm that you can program and use mobile app to monitor, sm-med refrigerator, operable 4ft skylight, built in front porch lights that are so bright I unhooked one because one is plenty(but you get both). The house also comes with two sets of window treatments for the rectangle windows next to the front door.
UPDATE: for those of you asking, the house is not RVIA certified. It was technically built before Tiny Heirloom acquired their RVIA certification. I asked them for the sticker but it is against the rules. For those of you that couldn't get loans because you thought you couldn't get insurance, I have great news. Tiny Tranquility shared with me the company they work with to insure their tiny houses.

I actually called them and got tiny house insurance through them when I accepted the renter.
Also, I added corrugated plastic sheets to the outside of the porch columns so I was protected from the rain. In the winter the winds come from the south and my front door faced the south. It is a simple solution that can be taken down easily if the house is to be moved from Tiny Tranquility. Tiny Tranquility Park is a lovely tiny house community so close to the ocean that you can hear it most of the time. You can walk to the beach in less than 5 minutes. If you want to live there in this house you will need to contact the owner Josh on his website because he has a screening process to protect the residents. Update: for those of you emailing to ask what the rent price at T.T. is, I pay $550 monthly. That includes water usage. Electric is a separate expense based on your own personal usage.
UPDATE: I gave up my spot at Tiny Tranquility and Josh said there may be one more space available at the park if someone was interested in moving in but it will most likely go quick because there was a wait list to get into the park. If you are interested in living there please contact Josh Palmer
