This very small house is a great starting point for a would-be builder. Electrical work is complete, with 50 amp service. A heat pump supplies both heating (9,000 BTU) and A/C (11,000 BTU). The flush toilet is fully plumbed and is working on a fixed sewer connection. The bathroom is framed in and a slider door is supplied. The shower has the pan and drain installed and supply lines are run; they need to be connected under the trailer. The showerhead and the valves are provided to complete the roughed-in work. The exterior is plumbed to use an EcoTemp L-10 LP gas tankless water heater. The kitchen stove is ready to be connected to your LP supply, the waste line for the included sink is roughed in and the refrigerator is provided. A wall-mounted gate-leg table is adjacent to the kitchen. The storage loft is 2'7" deep x 6'7-1/2" wide; the sleeping loft is 8' deep and 6'7-1/2" wide and will accommodate a queen-size mattress. The lofts are 3'1" tall at the peak, but angle down sharply. The sleeping loft is wired for sconces, which are supplied. The fan is on a remote control that allows it to be turned on and off from the loft in addition to the wall switch. There are numerous electrical outlets, including one on the porch. The flooring is composite.
Under the wood exterior, the house is completely wrapped in a water/ice shield that will prevent any infiltration regardless of the siding condition. The windows are hurricane-rated and the roof is new asphalt shingle. This tiny house has weathered two hurricanes with no problems, although we did find the neighbor's roof leaning against the tiny house after one of them! The walls and roof are insulated to R-11 and the floor has 3-1/2 inches of rigid foam under the plywood base; under the foam is a metal grid. The tiny home sits on a dual-axle 14' trailer with a 2-5/16” ball hitch and a 9,900 pound capacity; it is not registered. The four tires are in good condition.
Some people have asked for a description of the flow of the spaces. To summarize, as you walk in, you are facing the 2' 10-1/2" side wall of the bathroom. Above you, the ceiling is at maximum height and there is a fan. To your right is a nook that bumps out and has windows on all 3 sides. Moving forward, there is a wall-mounted gate-leg table to your right; moving in further, the stove is to your right and the side wall of the bathroom begins on your left. Both the kitchen and bath extend to the back wall. Once you reach the kitchen, the ceiling is lower and above you is the sleeping loft. If you turn around to look towards the window nook and door, you will see a storage shelf above them and the door will be in the front right as you face the nook.
The overall measurements of the tiny house are 8' W x 14'D x 13'6" H. There is a 2' 6" square that is cut out of that rectangle to accommodate the porch. The bathroom is framed in at 7'D x 2'10-1/2" W.
Why are we selling? We live a few hundred feet from the ocean and the salt air is rough on everything. It is doing damage to the exterior metal to keep it here and we don't want to let the damage progress to a structural problem.
