Exterior Description:

Built on top of a 30’ Tiny House Basics custom triple-axle 18,000# trailer. The trailer is outfitted with 2” drop axles making the top of bed only 22” off the ground to maximize headspace.

The walls are constructed of 2x4 stud with a 2x6 roof wrapped with 1/2” plywood (not OSB) and Tyvek house wrap. All openings are taped and flashed properly.

Galvanized steel panels wrap the front and bevel cedar sourced from Washington state wraps the rest.

The entire house (Walls, Ceiling, Floor) is insulated with closed cell spray foam. It’s super rigid and air tight. Because of this, a Panasonic ERV Air Exchange Unit is integrated in the ceiling to circulate fresh air.

No costs were spared with Anderson 400 series insulated windows which keep the house very air tight and helps to save money with heating and cooling!

The shed roof features high end metal standing seam in charcoal grey and the flat portion is covered with commercial grade EPDM rubber membrane. The flat roof is designed to be outfitted as a roof deck in the future.

The back wall is 3/4” T&G plywood coated in textured deck over material for a future rock climbing wall.

Interior Description:

The ceiling is T&G cedar and the walls are 4” T&G pine both also sourced from Washington state. All lights are LED and connected to dimmer switches.

The entire house is ran for a 100 amp service with an electrical RV plug underneath the trailer. This gives you plenty of power and is perfect for year round living.

The front of the house is a custom designed kitchen with full size appliances. The kitchen includes a full size sink with plenty of cabinet space. Enjoy the cabinet height stool seating under the pendant lights.

Above the kitchen is entirely storage. You can fit around 10 storage totes if you tried. The center of the house is dedicated to the living space where you can enjoy movies. It's almost like a movie theater paired with a surround system! The loft features a large carpeted space with high enough ceilings to sit up in bed. Enjoy the privacy wall for when you have guests on the couch.

The large built in clothing cabinets features plenty of storage. A place to hang your clothes and four extra large drawers. Next to the clothing portion is a utility closet that is open. There is additional overhead storage as well.

The stairs to the loft are custom built and very sturdy. Each step is used for storage and the box for the first step can be used as a coffee table or seat for the built in desk.

Behind the sliding pocket door is the bathroom. The entire house is plumbed for pressurized water and features a flushing toilet. The tiled floor shower is much larger than it seems with a custom layout.

The house is ran with a 20 gallon hot water heater and a water softener located in the bathroom. The bathroom also has a fan to rid the space of excess moisture.

Included with the sale is the LG all-in-one washer dryer pictured and brand new appliances will be included with the sale.
