The Stony Ledge comes with optional land, an 8 acre partially wooded parcel in rural Huntington, MA, 30 minutes from Springfield, Northampton, and Holyoke. There are also larger lots available: some are lakefront. Having this RVIA-certified tiny house on the land as a vacation home is allowed by right; living in it full time is allowed by special permit. Bedroom: On the first floor- no loft! The bedroom is separated from the rest of the house by a wall with a sliding barn door that closes it off. There are under-bed deep storage drawers and a closet in the bedroom. Flat-screen TV, two windows, custom barnwood nightstands and headboard in bedroom. Queen bed.

Living Room: Storage bench with room for baskets underneath. Breakfast bar seating for two. Another flat-screen TV with HDMI ports in the wall you can plug your laptop into. Built-in Bluetooth speakers in the wall controlled by your phone. A mini-split heats and cools the whole house. Backup electric heater for subzero temps.

Kitchen: All stainless steel fixtures. Propane oven/stove with range hood. Apartment size fridge. Stainless steel sink. White quartz countertops. Custom cabinetry. Instant water heater.

Bathroom: Porcelain rectangular sink. Large linen storage unit (can be replaced with a washer/dryer-- inquire for pricing). Custom tiled tub/shower with rain shower head. Macerating toilet. Fresh and black water tanks under the floor of the kitchen and bathroom.

Exterior: This house was built for four seasons. We are in New England so we build (and insulate) for extreme weather. Solid wood clapboard, painted light grey. Single-pitched roof with shingles. Ask us about adding an optional pergola and porch on the front of the house. The house has standard RV hookups for 220V electric and water.

This house is on wheels, but we do not intend it for frequent travel due to its size and weight. It is RVIA-certified. We'll deliver it to your property.
