Cozy Rustic Home on Skids - Mobile!

This is a beautiful, live-in-ready home, currently being used as a display model for our company. It is built on five 4x6 treated skids (similar to a storage shed), making it possible to move the building should the buyer ever relocate or want to sell it. Please see below for specifics about the cabin:

General construction: The total size is 14x40 (measured from the eaves), with an inset 13x4' porch (making the liveable space 508 sq. ft). Four recessed lights illuminate the front porch, which is spanned at the front by an exposed Western Red Cedar beam. There are two windows looking out to the porch; one on either side of the front door. There are dormers flanking the porch, each one fitted with a custom triangular glass window. The cabin is insulted with R-13 in the floor and walls, and R-19 in the ceiling. It comes wired, with ground fault, receptacles, and 100 amp breaker box installed. Floor joists and wall studs are 2x4's placed 16" OC.  Studs are double-plated for added strength. Exterior is finished with OSB, house wrap, and Western Red Cedar siding. Interior walls, floor, and ceiling are finished with tongue-and-groove pine.

Kitchen: The cabin features a complete kitchen and comes with a stainless sink, lower Hickory cabinets, refrigerator, stove, a floating shelf made of tongue-and-groove heart pine, and a raised bar constructed of tongue-and-groove heart pine retrieved from an old military boxcar. A small dining area is nested between the kitchen bar and bathroom and has a sliding glass door which opens out the back of the cabin.

Bathroom: includes vanity, toilet, and corner shower (glass doors removed for hauling and setup). The plumbing is done by a licensed plumber and stubbed out under the floor. Buyer is responsible to have a plumber complete all under building connections after tiny home is delivered.

Bedroom: the bedroom includes a clothes closet and small loft that's about the size of a twin mattress. Beneath the loft are hookups for washer, dryer, and water heater. It is lit with recessed lights. In the main sleeping area is an overhead fan w/ light.

The price of $45,000 is pre-tax and includes free delivery and setup within 50 miles of our factory in South Boston, VA. Beyond that, we charge $9/mile one-way. Please be aware that this is a display model that is several years old. It shows minor signs of wear from guests touring it over the years and the price has been set to reflect this.
