Beautifully Designed Tiny House 8x20

This house was built in 2013.

The house has a spacious floor plan with a sleeping loft, storage, a good sized kitchen and bathroom and mini desk.

The house is electric, running on 50-60 amps.

It has very good insulation (XPS, 3.5 inches in walls and ceiling, more in floor), and a very high quality Daikin Mini-Split heat pump (worth 5K with professional installation). You will be perfectly warm in -10 and nice and cool in 30+ C. I haven’t had it anywhere cooler than -10 but it was still very warm at that temperature and I believe it could go to even lower outside temps.

It’s got an apartment sized stove/oven, mini fridge, beautiful Cambria quartz countertops. The plumbing is set up for an RO under the sink filter system.

Vented extractor fan in kitchen; external mounted extractor fan in bathroom keeps the humidity in perfect range.

The shower is aluminum with a stainless steel pan, all custom. Beautiful floor tiles, and a composting toilet. Grey water empties into a simple pit or ditch. The hot water tank is 40L and it has worked perfectly in -10C.

All the wood in the house is poplar finished with hemp oil, except the inside of the bathroom and outside of the front door which are cedar. Cedar siding on exterior as well, does not require a sealer as it ages naturally. There is a rainscreen. The door is custom made.

The awning can be detached and reattached with no tools.

The loft contains a double bed but can fit a queen. The 100% wool mattress comes with the house. Also included is the sofa bench made of maple and natural latex.

Quite a lot of storage under the landing and in the kitchen cupboards. There is a cupboard under the bathroom sink and included in the house are shelves for the back of the landing to make a closet, shelves for above the toilet and inside the vanity. (Never installed because I didn’t need the storage). The stairs also contain storage space.

The walls are MgO board with clay plaster. There are some superficial imperfections like cracks in the MgO board and plaster. The lime paint on the kitchen ceiling did not adhere well to the MgO and is peeling (this is not due to moisture just that it was the wrong type of paint). The ceiling has a line through it where it was cut to make a repair and then put back.

The windows are double pane aluminum. The window in the loft is a fire escape.

Lots of natural light and beautiful light fixtures.

The roof is vented and is TPO.

The house is just under 10,000 lbs. The trailer is rated for 10K lbs.

It is insured by ICBC as a U-built travel trailer and insured with house insurance as a mobile home.

It is easy to find a spot for the house on Vancouver Island. I currently pay 350 including electricity and wifi. There is the possibility of staying there with the house. I had it in Duncan for 375 plus electricity and internet. If you put an add out for a spot you will easily find one on the island.
