$80k - Includes the above plus all appliances - stainless Whirlpool fridge / freezer, premium Frigidaire gas range and oven, propane system, premium Vermont Castings Encore wood stove and chimney, and evaporative cooler.

$100k - Includes all above as well as complete offgrid solar system with 3.5kw panel array, 9+kwh battery system, and 40 amps of AC service.

Overview
This beautiful yurt home has been recently constructed and features a full kitchen with butcher block countertop and bar, living area, bedroom area with closet, loft, and bathroom. The space is full of warm natural light and very well ventilated when desired. It is a serene interior that feels much larger than its square footage suggests. ‘Living in the Round’ is a wonderful way to live!

We bought the yurt in the Spring of 2021, recently constructed but unused, from the original owners. Since purchasing, we have made major additions and improvements to transform the yurt into an off-grid home, including adding a robust and adaptable base. Throughout the building process, we put intention into the design so all accompanying pieces could be easily disassembled and moved along with the yurt structure.

Wall and Roof Kit
The wall and roof kit was manufactured in 2020 by Pacific Yurts. It is a 30’ diameter model (700+ square feet) with all available factory upgrades including:
● Snow and wind load structural bracing kit rated to 150mph wind speeds
● 6 premium double-pane sliding glass security windows and window frames
● French front doors with locking bolts
● Tinted dome window
● Full wall and roof insulation kit
● Premium upgraded heavy-duty vinyl roof with 25 year guarantee

Frame and Floor
A professional carpenter was contracted to build the frame structure.
● It rests on 4x4 pressure treated posts with adjustable footer brackets. The footer system can be easily adapted to the slope of a new home site.
● The frame is comprised of upgraded 4x6” joists and 1 1/8” thick subfloor for high weight bearing capacity.
● It is well insulated with R-Tech reflective back sheet foam.
● The interior flooring is a beautiful rustic 3⁄4 inch pine tongue and groove.

Interior
● The interior features solid pine tongue-and-groove clad wall segments that create a full bathroom, bedroom, and large closet space.
● There is also an open loft which is currently used for storage but can be converted into an additional sleeping area.
● The bathroom will be partially unfinished so as to allow a new owner to decide what kind of toilet facilities make sense for their intended use. A galvanized rustic style tub and shower is already install with handsome matte black fixtures.
○ New bathroom sink fixtures and basin will be included.

Kitchen
● Fully outfitted with energy-efficient stainless steel appliances purchased new in 2021 including;
○ Frigidaire propane oven/range
○ Whirlpool refrigerator/freezer
○ High capacity stainless kitchen sink with bottom grid and pull-down sprayer faucet
● The kitchen features a beautiful stained solid wood butcher block countertop and open shelving. There are also integrated space-saving storage cabinets and a lazy susan.

Plumbing
● The system is plumbed with PEX tubing. 300+ foot 1” PEX service line is included.
●An efficient high-output Rheem propane on-demand water heater creates more hot water than one could ever want. It is truly wonderful! We recommend adding an outdoor shower for stargazing in the warmer months.
● Exits for drain plumbing are in place. Currently our biodegradable gray water is plumbed to a french drain. The new owner can easily replicate the setup, run to a septic system, or run to a gray water garden space as we have done previously.

Heating/Cooling
● The main heat source in the yurt is a premium Vermont Castings Encore Wood Burning Stove.
○ The stove features a thermostatic damper and EPA certified catalytic
converter. It absolutely cranks in the winter!
○ It is attached to a full Duravent double wall chimney.
○ Stove pad included.
● The yurt has incredible ventilation through the windows and dome, but an evaporative cooler keeps temps down on hot summer days.
● A ceiling fan can be mounted at the dome for increased air movement. We are including a matching wood-bladed model new in the box.

Solar Electrical System
The electrical system provides reliable off-grid power. Seasonal sun exposure, projected power usage, and seasonal variation were all considered in calculating the system size. There are enough panels for both the short days of winter, and the high demand of running the AC unit in the summer heat. The battery bank will keep things running normally on cloudy and rainy days. The system was built with professional components for safety and reliability and can be scaled
up if desired. We housed the system inside for convenience, but it can be easily removed from the living area by the new owner if desired.
● 10x 350w split REC solar panels produce even when partially shaded
● 16x 180 amp hour rated 3.2v CALB LiFePO4 battery cells provide 48v DC at 8.6 kilowatt hours – though in our experience they actually provide upwards of 10+ kilowatt hours! They are the safest battery chemistry available, but are housed in a cement board-lined
combustibles cabinet for extra reassurance. They are managed by a Bluetooth-enabled BMS system for safety and cell lifespan (5000+ cycles).
● Midnite Solar DIY 3500 watt 48v all-in-one unit provides 3500 watts of AC power (40 amp 120v AC service), 80 amp solar MPPT programmable battery charger, and even a 40 amp AC charger so the battery bank can be charged and provide power to the yurt
via a generator in the event of a failure or if extra power is needed.
● Midnite Solar combiner breaker box, 125 amp DC service panel and GFCI breaker, lightning arrestor, and grounding system included.
● System is mounted to fire-resistant cement backer board for extra reassurance.
● All AC circuits and solar string DC circuits are GFCI protected.
● DIY ground mount system for panels included, but the new owner can easily acquire a standard rack system to accommodate any location for the array on their property.

Propane
● Two large propane tanks with a switch-valve feed the oven and water heater. There is enough propane capacity for many months of usage without need to refill.

● Information regarding registry and parts reference with Pacific Yurts.
● Dual-type smoke alarm and carbon monoxide alarm.

● Everything can be packed into a 8x30’ trailer, shipping container, or moving pod(s); there are several potential options and we are happy to help troubleshoot what will work best for your purposes.

“Why is the yurt priced as it is?”
● We sometimes receive questions about why there is such a large difference between the pricing of yurt kits in the range of $20k-$40k from manufacturers such as Pacific Yurts, and this complete home. The difference is that $20K-40K will only afford you the wall and
roof system. That price does not include the premium factory upgrades to this yurt kit, a 30’ diameter frame and floor that must be designed and built, appliances, interior walls, wood stove and chimney, or the solar system included with this complete unit. Pacific Yurts quotes an average price of $150k-200K to build a complete unit.
