Hello Tiny House Community,

I have a one-of-a-kind, Non-Toxic Tiny House Shell for sale. It’s 164 square feet with additional space in two lofts, sleeps 1-2, and is on wheels. It’s total dimensions are 26’ 10” X 8’5. It was built last summer.

What makes this house special is that it is designed for someone with MCS (Multiple Chemical Sensitivities). The materials are non-toxic and/or have minimal off-gassing.

I am selling the house as a “shell.” This includes finished walls (sheathing, insulation, dry wall and electrical), front porch, subfloor, siding and roofing. It is rain proof.

I designed this house for myself and fell in love with it, but had an unexpected change in my life and I am moving to the North East and it will not be able to take it with me.

General Info:

The house has a small front porch with an awning. It has a 2’ wide front door as well as side French doors (5’ wide). At the front of the house are two small closet areas: One is a closet for storage, and clothes, and the other is designed to hold a ¾ size refrigerator. There is a small room on the left designed to be a bathroom with space for a small toilet and shower.

The “great” room is designed to have a kitchen and a small open space for a folding table. There are two lofts, one for storage and one that is more spacious that is designed for sleeping and can fit up to two people. Under the sleeping loft is an area for a designed desk and a small chair.

This house is being sold as is. What is completed is: the sub-floor, roofing, siding, walls, including electrical wiring, insulation and dry wall and 99% of the indoor painting. What remains to be finished by the new owner is the flooring, buying and installing of the electrical, plumbing, the kitchen, bathroom, repairs to two windows, some painting and other finish work (shelves, etc.)

The house is painted. The great room is a light yellow with blue accents, the ceiling is off white. The closet area is green, the space for the refrigerator is white with blue accents, and the bathroom is lavender. There are some artistic details that were made with the dry wall compound.
These include abstract patterns, flowers and a few poems, etc., in the front hallway, and in the lofts.

There are two redwood cross beams in the ceiling area.
Building Materials & Eco & Healthy Home Information

The materials used in the building of the house are ecological as well as low or non-toxic creating a safe haven for people who have environmental sensitivities. Below is a description of the materials used for different parts of the house.

There is no pressure treated in the house.

Trailer: The trailer is newly bought from Tortoise Shell Homes.

Floors: The joists are douglas fir. The outside wall sheathing and subfloor is Eco plywood which is bound with soy-based glue and has no formaldehyde. It is made by Colombia Forest Products.

Walls: The studs are Douglas fir, and the outside walls are eco-plywood (see above). The inside wall sheathing is made with Magnesium Oxide Board. It is fire resistant, as well as resistant to mold and mildew. This product does not off-gas. It is made of Magnesium Oxide, a type of mineral cement. The walls are sealed and finished with an eco-friendly and hypo-allergenic drywall joint compound made by Murco.

Insulation & Paint:
The insulation is recyled Denim & the walls are painted with Mythic Brand Non-toxic paint.

Windows & Siding:: A mixture of aluminum windows, wood windows or reused vinyl windows that no longer are off-gassing. Reclaimed Redwood is used as the siding and does not off-gassing.

Roofing: Metal roof.

Refrigerator Placement: The house was designed for people who are sensitive to noise, and therefore, there is a separate semi-enclosed space to house a ¾ size refrigerator (approx 10 cu feet—22” X 22” X 63”).

Wiring: The house is set up so that the fridge is on a separate circuit. That way, the rest of the house’s electricity can be turned off (at night) or at other times of the day if desired by somebody who is EMF sensitive.

Heating: The house was designed for the usage of a Energy efficient Convection-based Wall Heater made by the Envi Brand.
