I am offering a New Amish built 12’ X 16’ tiny house, portable cottage, gorgeous studio, guest house or whatever you want to use it for.
At nearly 200 square feet this home is larger than most tiny houses but built on skids and ready to deliver (delivery and escort service extra) by truck to your location.
This home is very well insulated and has extra insulation underneath. The windows are double pane and tight, tilt out for easy cleaning and include pop out screens. One wall has (2 large) 40” X 54” windows, the other has (2) 36” X 36” windows and the bathroom has a 24” X 36” window giving the space a very sunlit airy look. The front door is a 9 lite insulated steel door with weather strip on bottom.

This home has been fitted with electrical switches, plenty of receptacles and a subpanel to the left of the front door as well as 3 large ceiling lamps (one over the bathroom).
The exterior of this home has been beautifully finished with eastern white pine, responsibly harvested and milled here in Maine.
The siding has a coat of brown stain with a 5 year warranty.
The roof is 29 gauge maintenance-free metal with a 40 year warranty in burgundy.
The windows and door are totally trimmed out and finished, this is a brand new, tight and solid building.
The interior of this home is just stunning! The pictures do not do it justice.
The flooring is Bruce Country natural solid hardwood hickory, finished in satin gloss traditional finish and it has a 25 year warranty. The floors are just beautiful and lighten up the whole space.
The interior walls are finished in pine and have been weather sealed with lacquer, everything has been beautifully trimmed out and the window sills are a generous size.
This home has cathedral ceilings with a gorgeous rustic pine beam in the center.
The bathroom is a fairly large size for a tiny house (4’ X 7’) with a lot of room to for a sink and shower stall. The ceiling is also cathedral in the bathroom and the walls are standard thickness and provide ample privacy, with a 28” door that locks.
The “nook” beside the bathroom is 5’ wide and could easily accommodate a all-in-one kitchenette or remain a reading nook or study.

Q: Why didn’t you put this on wheels?
A: I looked into building this on a trailer but for me it seemed like a better deal to have a wider house (12 feet vs. 8) and save the 5k it would have cost for a trailer... you would spend less than the cost of a trailer to have it moved a couple times or more by flat bed... also wheels, lights and trailer require upkeep that I didn't want to deal with. 12 feet wide feels so much more spacious than 8 feet wide… I wanted more of a open space.
Q: Can I put this on wheels?
A: Yes, if you want to spend the money on a custom built trailer, but this would only be worth the money if you were planning on moving it around regularly.
Q: Is it legal to park this on my land?
A: depends on your city and state regulations and codes. I spent $50 to have it permitted as a “storage shed”... look into that option… having wheels doesn’t get around all of the regulations and codes.
Q: Who do I get to move it and how much will it cost?
A: I have a few contacts, but you need to call or email for an estimate… it could cost anywhere from a few hundred to a few thousand depending on where you live. I don’t have the equipment to move buildings myself so I don’t know what it cost for state to state moving.
Q: Can they move something that big?
A: Yes, and larger. In Maine you need a overlimit permit for over 8 feet wide, and an escort for over 12 feet wide… this house shouldn’t require the extra cost of escort unless your state requires it.
Q: I would like to make it self sufficient(plumbing etc.) , do you think this could be done?
A: Right it doesn't have plumbing done yet, but I think plumbing it out would be very easy since the bathroom is 4 feet X 7 feet and the space between the bathroom and wall is 5 feet, a kitchenette could easily fit there with shelves above for storage.

Q: Does this tiny house have a shower and sink in the bathroom?
A: No but there's plenty of room in the bathroom for both.
