This is my 7th Tiny House. The exterior is complete, buy it as is and finish it yourself or let's design the interior together and I'll finish it for you, for an additional cost.
This is my first 5th wheel and my longest tiny house at 36', that's why I call it my "not so tiny" Tiny house. The reason for the length was to avoid climbing into a loft.
I started with a refurbished frame, sanded and painted with rustoleum, repacked the bearings, cleaned up the brakes and tested. The floor joists are 2 x 3's, 3/8 plywood and synthetic underbelly, 5/8 plywood as flooring. All framing (floor joists, walls, ceiling joists), plywood (3/8" underbelly, 5/8" floor, 3/8" siding, 1/2" roof) and trim are screwed and joists are bolted to frame. Have you ever seen a 10 year old redwood deck that's been nailed and in the sun? The nails don't hold. Screwing the entire structure makes for a very tight, rigid unit. All screw holes are caulked with silicone caulk and then the battens over the screws are caulked as well. The floor has r11 rigid insulation. Walls are Tyvex wrapped. Windows and door are double pane and low E. The out-swinging French door at the rear is 60" wide. I used 2 x4's and 5/8" exterior plywood on the door wall. 5/8" plywood is also recommended on the interior of this door to improve sheer on a small wall with a large door. Additional sheer partial walls were added in the ceiling space with 5/8" plywood for sheer. The only interior walls are for a walk through bathroom to the bedroom above the 5th wheel. The roof has a 1/12 pitch metal roof, Terra cotta 26 gauge steel.

These homes have most of the amenities of any home. Ideal living for one or a close couple. Great full-time living, rental or vacation home. Park it next to your home or use it off grid. It will require electrical hookup via 110 volt system (plug-in or generator) or potentially solar, pressurized water and a septic system. A composting toilet or waste tanks are also optional.
This is a perfect home for your teen, or yourself, that wants their own space, as a rental or as a vacation home on your country or ocean front property.
