We lovingly built our “minty home” by hand following all the standards for home construction. You can clearly see in the pictures that this no shed on wheels or converted trailer. We built this to be a long term home, and personal circumstances are forcing us to sell. You’re getting a high-quality, solidly built, and absolutely beautiful tiny home at a remarkable bargain price.
The home is not only stunning to look at and live in, it operates at ultra-high efficiency. Although the electric box is rated for 200 amps, all LED lights throughout run at an average draw of just 3 amps. Even with the air conditioner or heater running (24k BTU Mr Cool Mini split with heat pump 240 volt system), it draws a max of just 15 amps. That’s an average use of 11.11KWH per day. With that kind of efficiency, who needs solar? Our average bills for all propane, electricity, and water were around $50/month combined!
The building itself is incredibly solid. We started with a custom-built 32' by 102" Retco trailer with 8’ above gooseneck hitch rated at 21k GVW. Cross members on 16” centers with a 3” channel match the standard spacing for permanent houses, allowing us to build the frame with industry-standard 2x4 walls and 2x6 ceiling with Roxul insulation (3.75” and 5.75” respectively) in both. 3 7k drop axles, 2 brakes, 2 12k drop log jacks at front, and LED sealed beam tail lights give the home portability with ultimate stability and safety.
When you buy this tiny home, you’re not just getting an empty shell, as pretty as it is. We did not skimp on the appliances, fixtures, or furnishings. The Kenmore 76393 10.7cu. ft. refrigerator stays, as does the Whirlpool WFG540H0ES Propane convection stove. The kitchen and storage are all custom cabinets, and the kitchen has 100% oak sealed butcher block countertops. There is also an Ikea Ceramic Sink with 3/4hp garbage disposal. The custom JoyBird twin sleeper couch with memory foam mattress stays as well.
For the interior, we installed Jeld-Wen Vinyl Double Pane Low-E windows. The window trim is 1x4 treated wood stained and sealed, and the walls are 1x8 pine shiplap throughout painted satin white.
The bathroom has a Glacier Bay High Efficiency dual flush toilet. The shower has a 3x3 shower pan with classic subway tiled walls and a Jeld-Wen Fiberglass door. A Rinnai V65EP tankless propane water heater rated at 6.6GPM provids hot water for both bathroom and kitchen. The propane regulator is rated at 400k BTU/hr and has an 8’ hose with connection to standard propane tanks. We ran ½” black pipe to the water heater, the convection oven, and the gas clothes dryer outlet under the gooseneck. There are washer hookups under there as well.
No need to skip the modern amenities you don’t want to skip. The entire house is wired with industry-standard 12/2 Romex wiring and plumbed with standard ¾ Pex tubing with ½ Pex to fixture and standard PVC plumbing with a drain outlet of 4” to sewer.
We ran coax cable for TV and CAT6 ethernet cable to the living room.
One of our favorite touches is the extra storage space above the bathroom, accessible from the living room. Since there is a sleeper couch in the living room, it can double as a second bedroom, making this home ideal for as many as 3 people.
We used Smartside 76 siding and trim on outside painted with Sherwin Williams exterior Emerald acrylic latex paint and sealed cedar shake on the back of house. The roof over the hitch is 8X8’ 1X6 decked and sealed with a 30yr EPDM membrane underlayment and Owens Corning Shingles. There is a 21’ shingled asymmetrical A-frame roof over the middle portion of the house and 26 gauge, 11’ Dutch energy efficient AP Panel Metal roof over loft and kitchen
