This is a well maintained, pre-loved Tiny Home.
I bought it new in 2019 and I’ve been the only person to live in it on the Columbia River Gorge. It’s been a wonderful, special little space that always felt cozy and efficient. I recently moved into a two bedroom house, and it feels like I had more room in this Tiny Home because it was so well laid out and so customized!

DETAILS AND DIMENSIONS
* The tiny-house-on-wheels is custom built onto a trailer and is permanently fixed onto the trailer, is road worthy and road legal.
* Dimensions: 8.5 feet wide by 24 ft long 12.8ft tall
* Tow hitch is a typical ball hitch.
* Towing: Can be towed by a 3/4 ton truck or stronger.
* Trailer weight is approx 10,000lbs
* Built on a trailer rated to 10,000lbs, built new in Portland, Oregon in 2019.

INTERIOR DETAILS
* Walls, ceiling, stairs, and cabinetry are all yellow-pine tongue and groove
* Yellow pine is attractively balanced with black trim, including trendy black/metal shelving, faucet and lighting fixtures.
* Custom yellow pine book shelves
* Custom couch/guest bed
* Storage space beneath the day-bed
* Guest-bed mattress is a very comfortable twin sized memory foam mattress, which can fold into three parts in case you want to take it outside.
* Convert-able between a couch/lounge area or a guest bed/ extra bed.

* Custom walnut desk from local Oregon walnut
* Standing or sitting desk. Stand on the floor or sit on the couch while using this desk to switch positions and make more comfort/save your back.
* 4ft,7.25” long desk for tons of workspace!


HEAT/ AC DETAILS
* Electric Heat
* I have been heating the space with one electric oil-based heater set on low, and on the coldest days, medium.
* This has been sufficient to stay very warm in Hood River, Oregon.
* Because the bed is in the loft, heat rises, and the space is plenty warm in the winter at night even with the heat turned down.
* Because the space is small and well insulated, the space costs very minimal to keep warm.

I never installed this because I moved before I was able to, and the spave was always well insultated and warm with electric heat. But I am willing to negotiate and include the brand new wood stove, wood stove oven, and piping.
* The hearth space has been measured according to safety requirements for spacing

* Mini A/C Unit
* A window a/c unit can easily be installed into the upstairs window for summer months.
* This is the highest window, so the loft space is also cooled.
* The good insulation and small space keeps the space cool, and in Hood River, Oregon, I have only needed to run the a/c for a few hours in the afternoon during the summer, again, keeping cooling costs low.

PLUMBING DETAILS
* Hot water/ Pipes
* Equipped with on-demand propane hot water - brand new 10gallon - very nice and effective!
* The kitchen sink, bathroom sink, and shower are all plumbed with hot and cold water.
* Water pipes are in the ceiling and the walls, NOT in the floor. This means that the pipes stay warm when the space is heated during winter. This also means you do not have to worry about insulating the space beneath the trailer and the ground to keep ground-pipes from freezing. Some RV's require skirting in the winter to keep pipes in the floor from freezing. This is a hassle and does not apply to this tiny house.

* Toilet
* The tiny-house is equipped for a flush toilet and can be connected to sewer.
* Alternatively, it would be easy to remove the flush toilet and replace with a composting toilet if preferred.

BATHROOM
* Measures 4.5x7.5 interior dimensions
* has closet/storage space and hanging space, a shelving unit, an approx 3.5ft wide mirror, toilet, and more above-sink shelving.
* Shower - there is a single-person standing shower in the bathroom.
STAIRS
* Stairs to the loft are also storage/closet space. This home has ample closet/storage space.
* Stairs have a metal railing on the wall for safety in going up and down.

LOFT
* Loft
* Loft has battery-operated push-lights.
* Loft has a long window, spanning the entire length of the loft, letting in lots of light.
* Loft has high quality black-out, pull-down curtains for privacy and darkening the space for sleep.
* Comes with a brand-new queen sized "purple" mattress.
* There are outlets spaced regularly and amply throughout the cabin, including bathroom, living spaces, and the loft.
* Loft is enclosed by a wall to create a private, separate room space.
* Entry into the loft is via the stairs, and is closed off via a removable curtain.


WINDOWS
* Lots of windows! There is a HUGE 3 part window over the kitchen area, another giant window over the desk area, an opaque (not see-through) window in the bathroom, and another long window upstairs.
* All windows have custom-ordered pull-down shades for privacy and creating shade. This allows for privacy as well as extra insulation from sun in the summer and from cold in the winter. While the house is super well insulated, this is an additional cost efficient way to maintain the temp inside.
* The upstairs shades are also black-out shades. The entry-door is a door-length glass panel surrounded by a wood door-frame, which provides even more light. Of course, this window also has a custom-fit pull-down window shade.


ENTRY
* The entry-door has a lock and bolting mechanism for safety.
* Coat hanging rack inside for organization and convenience for coat/purse/keys/guitar, etc.
* The entry-door also has a bug-screen, so you can keep the door open for fresh air while keeping bugs out.
* Custom-Built very sturdy wooden stairs case to walk in from the exterior.
* Also comes with a matching exterior walnut storage bench (for shoes etc) and matching black leather cushion.


KITCHEN
* Kitchen below-counter cabinets have built-in shelving for extra pantry/kitchen/storage.
* Kitchen sink is a double-basin stainless steel sink and attractive black-metal faucet.
* Oven is a three burner Dometic Propane stove and oven.
* Above the oven is a vent-fan, which is controlled by a nearby light-switch.
* Granite counter tops
* Outlets are conveniently places in the kitchen area as well as regularly throughout the cabin.
* Kitchen area includes paper towel holder, blue-pine shelving, and hooks, all custom-fit for ease of use and livability.
* Fridge is about 4ft tall, magic chef fridge and freezer. Fridge and freezer are the same device, but two totally separate compartments. (Sometimes the freezer is simply in the top of the fridge. This is NOT like that. This is the most sophisticated kind, where they are separate compartments on the same appliance.)
* Sliding spice-rack door is a favorite feature, creating six shelves that fit 16oz mason jars, on a sliding door which separates the bathroom from the rest of the home, when closed, and which disappears behind the refrigerator when completely open.
* Kitchen comes equipped with utensils, plates, cutlery, bowls, pots and cookware.
* Lighting
* Fairy lights add ambiance and mood lighting to the space.
* Porch light
* Living-room overhead light is a tasteful black overhead lamp with amber LED lights.
* Kitchen overhead Lights:
* Four bell-shaped over head lights on dimmers with amber LEDs.
* Light fixture can be dimmed, turned on or of from the switch in the kitchen and/or from the switch in the loft.
* This is very convenient to be able to go up to the loft with the lights on, and turn them off once in bed comfortably.

MORE DETAILS
* Bathroom has extra lighting.
* Loft has battery-opp push-on LED lights.
* Visitors regularly comment on the smooth lighting and comfortable ambiance of the lighting.


WATER AND ELECTRIC
* Water and electric are simple.
* Electric simply needs a regular 120 V outlet to power the house.
* Water - comes with a 200 foot heated, potable hose. All you have to do is run it to a spigot or faucet for clean drinking water that will not freeze in the winter.


STORAGE
* The tiny house is incredibly well designed and efficient.
* I have added shelving and closet spaces so that there is a tremendous amount of storage space: under the living room couch, the kitchen cabinets, the under-stairs storage cabinets, under the refrigerator, and the bathroom doubles as a huge walk-in closet with hanging, shelving, and storage spaces. There is also extra space in the loft upstairs where linens or other storage may be kept.
* All this storage is available despite that when you walk in, the high ceilings create a feeling of spaciousness and openness. Because of the efficiency of the storage space, it does not feel cluttered, rather it feels light and expansive.
