About

Off grid cabin on 0.29 acre, surrounded by vacant forested land on Ketron Island is perfect for vacation, recreation, bug out retreat, or tiny home living! Fruit and nut trees, berries, kayak, hammock, water barrels and basic set up included!

The island - Ketron is a small island in south puget sound, 10 minute ferry ride from Steilacoom (a little SW of Tacoma). It is only half a mile out from the mainland, but feels like the middle of nowhere. Kayak across in good weather! There are only about 12 people who live on the island year around, making it a perfect retreat to be in nature and get away from it all. Population doubles in the summer with campers vacationers. Most of the island it vacant forested land, with some meadows and abundant wildlife - deer, birds of prey, raccoons, owls....and off the coast porpoises, seals, crabs, fish, shellfish, otters... No predators. Wild edibles include blackberries, salal, huckleberries, thimble berries, salmon berries, wild greens, and hazelnuts.

You can walk the perimeter of the island (about 7 miles?) at low tide, and enjoy the beaches any time. There are no services on the island (stores, gas station etc.), but you can find everything you need in Steilacoom Lakewood. The entire island is privately owned, so there is very little public traffic.

The cabin - 144 sq ft, plus a sleeping loft that extends out of the covered porch. Totally off grid, but electricity and water (delicious community well water) are a lot over and across the street if you want them. Matching small shed for extra storage, or can be a home for small farm animals (I had quail in it). There is no plumbing except for a simple drain for the shower area. Comes with several rain barrels, and an indoor water dispenser. There are two twin mattresses in the sleeping loft, with plenty of room left over, and a twin size couch bed on the main floor as well. Kitchen area has a wood stove, but it is not hooked up. Pot evaporation fridge on the porch.

Cook with the two burner propane stove in the meantime! The cabin was professionally built in 2011, and is structurally in a great shape, with a lifetime metal roof. The inside has a bunch of wacky do it yourself projects, some of which are not completed (for instance there is poorly hung dry wall on the walls, but none hung on the ceiling yet.... so will need cosmetic finishing, or redo it to your liking. There is a walled off bathroom space, with a pot toilet (to be hand emptied.... there is also a makeshift outhouse area outside), and a shower space with a gravity shower that doesn't really get enough gravity to have much water pressure, but a solar shower is also included which works great (and can be heated in the sun). Sit on the bench on the covered porch and enjoy the nature outside. Easy access by gravel road, the cabin is away from the row of houses near the ferry, and has only one visable neighbor.

The property - little under a third of an acre, sits on the highest point and center of the island. About 1.5 miles from the ferry on gravel roads. Part forested with spruce and madrone trees, part cleared garden mini orchard space. Fully fenced with deer proof fencing (they have never come in it). Rock pathways lead through the space. Outdoor kitchen area with a fire pit and picnic table. Hammock. A large stack of seasoned firewood. There are many herbs, strawberries, cranberries, salal, blackberries, raspberries, asparagus in it's 3rd year, gooseberries, hazel nut trees, an almond tree, fig tree, plum tree, cranapple tree, dwarf apple with 4 varieties, dwarf pear with 4 varieties, dwarf cherry with 4 varieties, a persimmon, an olive tree, a pomegranate.....nettles, miners lettuce... Not everything is matured yet... but I got some good fruit last year, and there will be an abundance in the future. Moss ground cover in many places. Gently sloping.

Cabin at the top of the property, firewood and makeshift outhouse (ground toilet) at the bottom. Low property taxes! There are no covenants or HOA. Mostly a quiet live and let live island, but friendly neighbors will always help you out if needed. Real estate agents would probably say there is a peekaboo view of the water, but really you can just barely see it shining through the trees sometimes! Possible view if trees were cleared. Sale includes kayak (plastic), paddle, and three life jackets (kayak around the island for an amazing experience).

Asking only $53,000. (Agent assessed at $80k!) Strongly prefer cash offer. May consider short term owner financing with a large down payment. I own the property outright and transfer will be warranty deed (closing costs are about $600 I believe - split to be negotiated),Tax parcel #4950200940 . Please let me know if you have questions or would like to make an appointment to see it. Thanks!
