Ultra-Low Impact Tiny House

This house was also built as an experiment in ultra-low impact living. Every aspect, from the type of refrigerator, to the foot activated water controls, were chosen to maximize the efficiency of this house. All systems (water, electrical, etc.) are fully self contained in the house (except the AC, see below) making this the ultimate turn key vacation home, short term rental unit, guest house or residence. As a rental, the initial investment could be returned in 8-10 short months.

The basics:
- 40 Amp solar system with two 100 Ah deep cycle batteries
- 400W square sine wave inverter provides clean AC power for sensitive electronics
- Highly efficient, German designed DC refrigerator
- 35 Gallon water tank
- Propane powered stove and on-demand hot water heater
- Cassette toilet catches all black water for safe disposal
- Regular sized double bed
- Partially lofted bed with plenty of headroom
- Interior ceiling is pitched to a height of 7', no squished in feeling for tall folks!

As you can see, the most unique aspect of this house is the folding wall that opens to a patio/deck. This is controlled by an ATV winch. There is no better way to enjoy the natural landscape then that!

Despite my best efforts at creating a passive cooling system, the desert has proven to be too much. I recently installed a 7500 BTU cooling/heating window unit (pictured above). This requires access 15 Amp shore power (a typical household plug). I have 100' of appropriate extension cord to power the cooling/heating unit.

Everything you see in the photos (except for the books, clothes and teddy bear) will be included in the sale. Since all of the basic living items (dishes, cutlery, bedding and appliances) were specifically selected to work with the design, they are included. Even the picnic table.

This unit can packed up and moved in the morning, set in a new location by lunch, and ready for the new owners to be cooking dinner by 5pm!
