Island Lakefront Tiny Camp

You have always wanted to hang out on an island, here's your chance. This is a tiny 8 x 10 camp on a little under a half acre lot on Butler Island in Lake Champlain. The property is only accessible by boat, and it is on the best beach in the islands. The tiny camp is totally unfinished in the interior, but could be made quite cozy with some work. There is a conventional outhouse.

There are no utilities on the island and most people have solar or wind power. There is no water, except for the lake. There are no roads, but a guy with a seaplane sometimes lands on the beach.

We hang out in the camp by candle light, spend time off the grid, go blue berry picking, or spot the resident deer at sunrise. There is world-class fishing just off the beach. With the proper license many people hunt deer and duck on the island. There is a fabulous multi-generational community of camp owners on the island, many who grew up on the island and now bring their children every summer for spectacular island living.

This property is considered raw land (since the tiny camp is so, well, tiny) and is a *seasonal camp*. Should one want to build a slightly bigger camp with more space, permits are available for larger structures. I always had my eye on a Jamaica Cottage 16 x 20 cabin, and all the wood for it could come out by regular barge.

There is rich soil and an abundance of beauty. It is 10 minutes by boat from North Hero. If you buy the property I will give you my 17 foot ski boat (very old, not worth much, but very reliable) that we carried every stick of wood used to build this out to the island on.
